BUILDING For the last 21 years, Invercargill based Exceed Homes has specialised in the design and construction of beautifully crafted transportable homes, efficiently built and tailored to meet the customer’s needs and personality. Jade McNamara was building townhouses in the suburb of Windsor, when an opportunity arose to build homes that could be transported to the region’s dairy farms as worker accommodation. A short while later Jade and his wife Sarah Bohm purchased their own yard in Invercargill, enabling them to build multiple homes at the same time to meet the growing demand, as well as build a display home to showcase its quality. As more and more people saw transportable homes as a better way to build, the customer base broadened to include dairy farmers, first-home buyers, investors and people looking for holiday homes. Geographic reach also grew to include all the lower South Island. A significant development occurred in 2019 when Exceed Homes entered into an agreement with a major bank, delivering New Zealand’s first-ever mortgage product dedicated to prefabricated/transportable homes. “No other bank lends money on a prefabricated home while it is being built,” says Sarah. “It’s opened opportunities that people never had before and has been very successful.” Reflecting Jade’s passion for music, all home designs are named after classic rock musicians, such as Bowie, Lennon, Dylan and Knoffler. Homes are available from one to four bedrooms ranging in size from 35sqm (Bowie) through to 140sqm (Knoffler), with price points starting at $140,000 plus GST. “All houses come with a kitchen that has been made by a joiner, all have carpet and vinyl flooring, and painted throughout. We use Fisher & Paykel appliances, including oven/ rangehood. Drapes and heating are not included as standard, but can be included as an option. Generally, people opt for a heat pump. Each plan can be varied to suit the client’s own needs and personality, because it’s a big investment for them. If they want a cladding that varies from the standard plan, that can easily be accommodated.” Sarah adds that a key benefit of a transportable home is the efficiency in which it can be built. “Houses typically take 14 to 16 weeks to complete, start to finish. Everything is very streamlined, and because of our extensive experience all the processes have been polished. Because our team of tradesmen and apprentices just have to come to our yard, time is not lost in travel.” Another key benefit is that Exceed Homes shares the same location as Transit Homes and Haulage, the company that delivers the house to site. “Our own team will be on site a few days before the house is delivered to lay pile foundations,” Sarah says. “When the house arrives on site, the team check and repair any cracking that may have occurred in transit, which is very minimal now, and position the house. They’re typically there for a week, depending on the size of deck. Our subcontractors, that we’ve used since the very early days, arrive on site to connect the services.
