Mainland Capital: 31 Kingsford Smith Drive Building DEVELOPMENT A development encompassing 525 self-storage units located in the Southbrook Business Park at the southern end of Rangiora in North Canterbury is a response to the significant growth of internal migration and residential development in the Waimakariri district. Developed by one of New Zealand’s premier commercial property investment firms, Mainland Capital, the first stage of Stor.Me consisting of 124 units commenced mid-December 2024 and is expected to be completed in June this year. Southbrook Business Park was developed over the last couple of years by Mainland Capital as a separate investment fund. Mainland Capital director and principal Ben Bridge says it was the first time a substantial industrial land development of quality had been released in the Rangiora catchment for some time. “It’s a high-profile site, with good passing traffic, and the wider Waimakariri catchment is one of the fastest growing in New Zealand. Self-storage facilities generally do very well in areas where there are fast-growing populations and intensive housing development,” Ben says. “With the extent of residential development in the Waimakariri area, and the future pipeline of development in front of it, Mainland Capital has identified that the Waimakariri area is under serviced by self-storage. Self-storage is a globally growing industry where people choose to store household or business possessions, rather than go to the expense of building additional rooms or garaging at home, or leasing commercial space.” While having particular appeal to the residential market, Mainland Capital also believes the units will have appeal to businesses wanting to store items or records that are infrequently accessed. Ben says the institutional quality and the drive-up accessibility of the units is a key defining feature of the new facility. “This means that as opposed to an internal facility where the client uses lifts to access multi-storey units, common in larger cities, the customer is able to pull up outside or close to their own storage unit to store or retrieve items. We offer flexibility of occupation and the units range from 27sqm down to 3sqm.” Security is another key feature, with clients provided with PIN-code access to open the security gate and deactivate the alarm specific to the client’s unit, which is also locked using their own padlock. The alarm is reset on exiting the storage unit. “No one else has access to, or touches, the client’s property. While longer-term rentals are targeted, flexibility of rental is also a very important feature. The facility will also include a very large outdoor storage area for cars, boats, SUVs, campervans and caravans and the like. That area is highly secure and monitored by CCTV. Self-storage facilities have been commonplace internationally for many years, particularly in America and Asia. It’s a type of facility that people are becoming increasingly aware of in New Zealand as a cost-effective way of either downsizing or upsizing.
