Over five years, the company has transformed several sites across the township, helping meet demand for smaller, high‑quality homes and providing options for those looking to retire, downsize, or settle into a quieter community while staying connected to Dunedin. The company’s first development produced three semi‑attached units built on an existing property in central Mosgiel — two single‑storey one‑bedroom homes and one single‑storey two‑bedroom home. Encouraged by the success of that initial project, Horne Developments soon acquired another older property in Mosgiel. The existing building was demolished and replaced with six new units, evenly split between one and two‑bedroom homes. From there, the company continued to acquire sites ranging from 500 to 1,500 square metres, steadily building a portfolio of townhouses that have reshaped parts of central Mosgiel. “To date, we have successfully delivered 44 townhouses, with a further six scheduled for completion just before Christmas,” Director Liam Horne says. For Horne Developments, the move into Dunedin marks an important step beyond Mosgiel, with the same successful approach. “We attribute much of our success in the real estate market to our commitment to building high‑quality, affordable homes with the end customer firmly in mind,” Liam says. The company’s progress comes despite broader challenges in the building sector, where growth has slowed in recent years due to economic conditions. Liam says Horne Developments continues to see steady demand, particularly from elderly buyers. “Many find Mosgiel an ideal location due to its proximity to Dunedin, including essential services such as the hospital,” he explains. “And we have noticed increasing interest from people relocating from Central Otago to retire.” For Mosgiel, the developments signal ongoing investment in the township and provide options for those looking to downsize or settle into a quieter community while staying connected to the city. With dozens of townhouses already completed, more on the way, and Dunedin now in sight, Horne Developments is making a meaningful contribution to the growth and character of Mosgiel’s residential market and is looking to bring the same approach to Dunedin.
