Waipuna Rise DEVELOPMENT Frankton North is fast growing as Queenstown’s vibrant cousin, with an exciting new residential development called Waipuna Rise taking shape off the Frankton-Ladies Mile Highway near Lake Johnson. New terraced homes, currently under construction, have been strategically designed for breathtaking views of The Remarkables. Civil works have been in full swing this summer to deliver bulk earthworks and underground services in the development, located within the 27-hectare Frankton North urban area. The focus is now shifting to forming pavements and roads, including a new connection from Hawthorne Drive roundabout to the development site. Future residents will enjoy easy access to the Queenstown Central shopping complex, Five Mile Shopping Centre, local supermarkets, cafes and more. Queenstown Events Centre, Queenstown Airport, Remarkables Primary School and Wakatipu High School are all very handy too, with Central Queenstown itself just a 15-minute drive away. Making the vision a reality is a quality team that includes property developer Latitude 45 and full-service design practice Ignite Architects. “By the end of the current road sealing season [May 2026], the goal is to have the main roads into the site and onto the Stage 1 residential area sealed with a view to seeking title for planned super-lots around June/July 2026,” says project manager Anton Kirkbeck of JEA Ltd. Construction of the first two blocks of terraced homes at Waipuna Rise — the East and West Wings — is already well underway. Featuring versatile three-level split-unit layouts, these terraced homes have been selling fast. With self-contained ground-floor studios and 365 day visitor accommodation consent, the positive market response comes as no surprise. “Most have already sold and are due to be completed by the end of 2026 and we’re now starting to design and plan for Stage 2. A lot of people can see the value of having that ground-floor studio — it gives potential to earn a second income as an Airbnb or similar. We’ve had a good mix of buyers, including some investors as well. Bayleys Real Estate is seeing a really good response.” A slight shift in design focus means that an apartment building originally planned for Waipuna Rise is now not going ahead, with alternative commercial uses instead being considered. This would further boost planned commercial development at Waipuna Rise, which includes a mixed-use commercial precinct and plaza by the Frankton-Ladies Mile Highway. Anchoring the precinct, with a design by Christchurch’s Sheppard & Rout Architects, is a large multi-storey building that has been pitched as a possible new office base for Queenstown Lakes District Council. Currently, council staff are spread across multiple Queenstown sites, some with leases due to expire in 2028. “Discussions are ongoing, but in any case we’ve decided to go ahead with seeking resource consent, and we’re moving ahead with delivering the bulk lots so our other commercial owners can start planning and doing their own consenting processes to start building.” On the north side of the new internal road, a new hotel and car park building is also being considered.
