T T from page 94 Smiths Do Build “Everyone loves outdoor summer entertaining, and including a deck close to the living areas brings indooroutdoor flow on the low-maintenance section so buyers can spend more time enjoying the sun than doing gardening and lawns.” BUILDING The company prides itself on working with local contractors and materials to create oneof-a-kind, high-quality builds. “With this build we wanted to create easy, luxury living for the buyer, while maintaining the quality that Smiths Do Build is known for,” says Craig. “The house needed to appeal to a wide range of buyers, but still include luxury design features to set it apart from anything else on the market. “We also wanted to create an outdoor space at the centre of the home. “Everyone loves outdoor summer entertaining, and including a deck close to the living areas brings indoor-outdoor flow on the low-maintenance section so buyers can spend more time enjoying the sun than doing gardening and lawns.” He says due to the size of the house they had to consider the needs of a large family, so included open-plan living with a separate snug, double ovens in the kitchen, and a large scullery with an extra fridge. In the design they included lots of natural timber features on the exterior as well as for the flooring and bespoke, locally made kitchen. “We also wanted to include textures through the timeless marble kitchen bench top, and bathroom tiles.” Privacy was important for the owners, so they made good use of the suburban section. “We included the macrocarpa louvres on the exterior to not only create an interesting design aspect, but to also privacy from surrounding houses.” An ongoing challenge of the project was sourcing products to create the look that they had in mind. “For example, we wanted to extend the timber external cladding to the garage door, rather than finding a garage door to match. We worked with the supplier to source a custom door with the same timber used on the cladding. Although this does take a lot of extra work, it is worth it in the end to get a top-quality design-and-build.” Craig says the team loved collaborating with local contractors, who were excited to see the outcome of the high-spec project.
