ARCHITECTURE Stevenson Design Could the New New New Corporation and Residence be the shape of things to come in Dunedin? On Crawford Street, the two-storey ‘corporation’ craft brewery in a heritage brick stables building with 1980’s cyberpunk industrial interior is a beguiling combination while behind it stands a futuristic three-storey residence integrated with an historic façade. Old and new elements collide but don’t clash in this intriguing project that’s aglow with creativity and out of the box design elements. It produced a standout entry for the 2021 ADNZ Resene Architectural Design Awards with Mike Stevenson, of Stevenson Design, winning the commercial/industrial award for New New New Residence. The Stevenson Design team attended the awards online, watching results come through on a big screen in one of the New New New apartments. “It was nice to win the award in the building that we’d entered!” says Mike, Stevenson Design’s Director and Design Consultant. “We don’t do a lot of advertising as we get enough work through word of mouth but it’s nice to be able to say that we have been recognised with a national award such as this.” Stevenson Design works across both the residential and commercial markets and has won a number of other regional and national ADNZ awards over the past 20 years. When Stevenson Design first got involved with this project, the brewery building was already established. Behind it was a 1860s two-storey hotel that had been vacant for a few years. The owner, Ian McKinlay, was looking at converting it into a downstairs café with accommodation on the floor above. “Then the concept developed into getting more than one apartment into it by putting another floor on top but in the end that option was ruled out as impractical. We then went down the path of retaining the street-facing two-storey façade in its modified art deco form and extruding a new build from it.” New New New Residence has a simple offset cuboid form that is sympathetic to the old hotel façade. Care was taken to reinstate the façade’s art deco appearance with extra cornices added in keeping with the heritage style. The cube form is clad in composite aluminium split into random patterns and, at night, is bathed in fluorescent light and colour. Judges at the ADNZ awards described the project as having “a playful design with a complex and intriguing layout.” Stevenson Design partner Tai Tua’i notes that aluminium cladding can be folded to become part of the flashing system, delivering a crisp finish. The building’s main entry wall also features honed exposed concrete block, referencing the brewery architecture. The cube residence has two two-bedroom apartments, flexibly set up to function also as four separate studios if required, while the lower floor is used as a bottling area for the brewery. Stevenson Design led the interior layout design, with detailed interior design by Charlotte McKirdy. Photos reveal a 1980s space age interior, boasting geometric patterns and futuristic lighting. “This was a very collaborative project involving a lot of different consultancies,” Mike observes. “Project manager and builder Lee Mullen, of Southern Capital, worked closely with all involved.” Mark Mason, of Performance Energy & Control provided the solar/boiler/gas heating system for the brewery and apartments’ building and provided a very efficient and environmentally friendly energy solution. Dunedin’s Glazing Films Ltd added performance glazing layers to allow both form and function with the architectural design. The window film installed to the glass surface increases comfort control by reducing overheating caused by solar gain, and provides additional solar protection factors of UV block and glare reduction. Fire safety design requirements were met by another Dunedin specialist, Fire Design Solutions.
