42 | DEVELOPMENT Wilson Holdings: Te Rangi Estate T T Karen Phelps Finding the perfect location in Wānaka The 8ha of land was purchased in 2016 and comprised a large family residence complete with swimming pool, an existing nine hole golf course, landscaped gardens, a tennis court and two further buildings. “I’ve always felt there was, at this time, an untapped need in Wānaka for those people who want not only a community feel but also relatively large sections offering privacy and security.” T T to page 44 When Wanaka-based businessman, Les Wilson first saw the property that has now become Te Rangi, he sensed it would be the perfect location for those looking for a holiday home or a permanent home in Wānaka. “With expansive panoramic views taking in The Remarkables and Pisa Ranges to the Southern Alps and lying under the backdrop of Mt Iron, it’s an impressive landscape that people can feel part of.” he says. “It has certainly been an exciting project to pursue”. The land was originally part of the property, known as ‘The Ranch’ that had been developed as a family get-away, in the late 70’s/early 80’s by Sir Clifford Skeggs who, at that time, was the mayor of Dunedin. Sir Clifford was a successful businessman with various interests in the region. Nearly 40 years later, with their wider family scattered across the globe, Sir Clifford and Marie, Lady Skeggs decided that it was time to sell. The landholding, which forms Te Rangi is only a small part of the much larger original development, which included a farm and an airstrip. The balance of the land was sold some years earlier and has since been developed into what is now known as ‘Three Parks’, the retail and commercial hub of Wānaka. Les says he saw the land as a great opportunity when he had the opportunity to purchase it: close to Wānaka town but still a relatively rural and private environment. The 8ha of land was purchased in 2016 and comprised a large family residence complete with swimming pool, an existing nine hole golf course, landscaped gardens, a tennis court and two further buildings, one of which was another residence and the other the golfcourse clubhouse. A large road/drive meandered through the centre of complex. After purchase, and while the project was in its earliest planning stage, Les says that it was often difficult for others to envision how the subdivision would pan out and eventually look when completed. Now that Te Rangi is complete, with buildings removed, new roadway, entrance and infrastructure and landscaping, he says it is very easy for people to picture what the sub-division will look like when all the sections have houses on them. There are two streets in the subdivision, the names of which hark back to the previous ownership: Ranch Terrace and Airstrip Lane. “‘Te Rangi’ can mean paradise in Maori and the development is indeed a little piece of paradise in Wānaka; it’s a very tranquil spot” says Les who, by way of his paternal grandmother, is of Ngai Tahu descent. “I wanted to produce a unique space with a real point of difference from what was currently being offered in the region. I’ve always felt there was, at this time, an untapped need in Wānaka for those people who want not only a community feel but also relatively large sections offering privacy and security. Te Rangi is a gated community and access is only via code.” Specifically designed to utilise the undulating landscape, sunlight and vistas that span from Aspiring National Park, along the Pisa Range and back to Mt Maude, the site has been enhanced by way of sympathetic planting and a natural storm-water drainage system that retains water to be reused within the estate. Some of the original, mature trees from the time of the Skeggs’ ownership also remain to enhance the property.
