The team at Dunedin based DK Architecture has found a growing number of its clients are wanting to maximise their results by creating a home that can be sectioned off as a part-rental. DK Architecture owner Darryl Sutton said many people are turning to his team of architectural designers to have their dream home designed in a way that can support them financially, while providing somewhere for others to stay, without compromising space. Darryl said a four-bedroom house, with an adjoining flat, was one example some people were turning to as land becomes less available and costs continue to rise. Some clients were also calling on the team to construct a separate stand-alone dwelling on another part of their section – with potential to sub-divide - with the option of using it as a rental, air-bnb, or similar. Darryl, who has been in the industry for just under 20 years, established DK Architecture from his home in 2015 and nine months later employed his first staff member who is still working with him today. A year after establishing the business, Darryl ventured out of his house into a separate office space he created, but was still based at home until he relocated in 2019, taking four staff with him. The team is now in a separate building, which he extensively renovated just three weeks before Covid hit. DK Architecture specialises in everything from alterations to new homes and light commercial & industrial builds. “As designers, we are the first cog in the very important process and a good designer is key to any successful building project.” Darryl said Dunedin was going through a growth spurt, partly due to the hospital rebuild and an influx of people moving to Dunedin for the lifestyle. He said people were still finding places like Dunedin had more to offer than other bigger centres. “It always slipped underneath the radar, but people realise they can have a better life here.” Darryl said property prices dropped “slightly” in Dunedin in 2022, but were starting to trend upwards again, however, DK Architecture has always had a backlog of projects across both Dunedin and Central Otago.
