The Rangiora Business Hub is being developed by Mainland Capital on a 13.8-hectare block that adjoins the town’s commercial and industrial service area. Southbrook is home to many big box retailers, flagship engineering and industrial enterprises, and the Kingsford Drive Business Park. Located on the corner of Fernside Road and Todds Road, the new industrial park is a high quality development that is well connected to main arterial routes and local services. Mainland Capital, a South Island-based commercial property investment firm, acquired the site in April 2022 after recognising the potential for a new industrial park in the district. Demand is such that more than half of the hub’s 35-lots are already sold or under contract, ahead of expected issue of titles in the fourth quarter of 2023. “We identified that there was limited industrial land supply in Rangiora and the wider Christchurch area,” says Blair Brown, who leads acquisitions and development for Mainland Capital. “Growth in Rangiora historically – and forecast growth – is very strong and there are a number of successful North Canterbury and Rangiora based businesses that are growing. The economic and population data is very positive. Our site on Todd’s Road offers a good profile and excellent connectivity to the roading network and adjoining established industrial area and services. We are very positive about the area.” Waimakariri is indeed fast growing, with the district’s population having increased by 13% since the 2018 census. According to Infometrics’ quarterly report ending December 2022, Waimakariri’s economy grew 3.4% over the year, ahead of national growth of 2.8%. While local businesses share inflationary headwinds with the rest of the country, Waimakariri’s strengths include low unemployment and a broad economic base. In a recent media report, Waimakariri Mayor Dan Gordon praised the Rangiora Business Hub for helping to unlock the district’s potential. He noted that Waimakariri is in high demand as a desirable place to invest and do business in, thanks also to the Christchurch Northern Corridor link, a growing population and a skilled workforce. Among those snapping up sites at the new industrial park are Mike Greer Commercial, civil contractor BG Contracting (who are completing the park’s earthworks), SwiftDry Clothesline NZ, Go Wireless NZ and construction company Tuatara Structures. “Some businesses have purchased to be the owner/ occupier while some have purchased to develop and lease. We have a variety of proposed developments including larger scale office/ warehouses through to smaller commercial industrial developments.” Sites are still available for owner-occupiers or investors wanting to secure space in this popular park. The remaining sites range from 1200sqm to 1.3ha and are suitable for a variety of uses. Mainland Capital initially adopted a relatively conservative approach to the park’s development so as to ensure the plan could be delivered in two stages if necessary. As it happens, sales have gone so well that the hub is now being rolled out as one single stage. As of mid-May, bulk earthworks were nearly finished with sewer and stormwater connections in place and roads being formed. The industrial park will be neatly finished with street lighting, kerb and channel, grass berms and tree planting, and with an attractive entrance feature off Todds Road. “We’re anticipating that the works on site will be completed by August.” mence up the hills giving views of the Nelson city and neighbourhood with the final stages of the development delivering stunning views across the Tasman Bay. The sections available are positioned on top of the ridge above Waimea Road and will be constructed over the next couple of years.
