Maintaining good communication with clients through some challenging times has been a key to Trident Homes Christchurch creating successful outcomes for their clients. Franchise owners Jason McKenzie and Peter Nisbet see this aspect of the business as part of the matrix of understanding a client’s vision, transforming it into a design to meet their wants and needs and seeing the build through to completion. “Communication is key really; it’s keeping people well informed about what’s going on.” Trident Homes Christchurch has offices and show homes in Hornby in the south and Belfast in the north and was established by Jason in 2013 after he spent more than 20 years on the tools. “It was an opportunity to take that next step; Trident was a new brand at the time, and you had to be a trade qualified builder in order to buy into it. When it comes to quality and knowing about what you’re producing for your clients, this is central to our business model.” Trident Christchurch is supported by a committed team of 24 sales, project management administration and trade staff which comprises eight waged builders. As well as navigating through material shortages and increased costs, keeping clients in the loop has been particularly relevant at a time of considerable change due to new H1 energy efficiency regulations. These started to be phased in from last November with a further set of requirements beginning from May 1 this year. Involving changes to roof, window, wall and underfloor insulation requirements, the regulations aim to help make new buildings warmer, drier and healthier and to reduce the energy and environmental impact needed to heat a house. The level of increase varies across designated climate zones around New Zealand determined under the regulations. For clients, the biggest impact is the significant extra cost involved and this can also include additional cost for the floor. “The big one from our point of view is the thing that affects a home structurally is the insulation of the floor space.” The result in some concrete floors is that extra load bearing capability may need to be engineered in to allow for the additional polystyrene required to meet the new regulations. While this and the general structural elements are fundamental, the Trident Christchurch team love to help their clients with the more exciting aspects of planning the design, colour options and spaces to achieve their dream home.
