DEVELOPMENT Just five to 10 minutes from central Queenstown, nestled in the historic township of Arthurs Point, a new neighbourhood called Bullenrise is opening up exciting opportunities in the local market for purchasers from firsthome buyers to builders and developers – a welcome boost to Queenstown’s inadequate housing supply. Arthurs Point – named after prospector Thomas Arthur, who struck gold along the Shotover River in 1862 – is a vibrant area steeped in local history. Located just a stone’s throw from the river, Bullenrise is surrounded by majestic peaks and presents an enticing lifestyle for future residents with Queenstown and Arrowtown both within easy reach by car or bike. Coronet Peak, Onsen Hot Pools and Shotover Jet are all close by, too. Joining on to Bullenrise is the popular Bullendale medium-density development. Bullenrise will have a similar look and feel to Bullendale, with 97-homes consented in total at Bullenrise. Around a third of the sites have already been pre-sold. A recent release of select house-and-land packages at Bullenrise, in conjunction with Latitude Homes, has attracted keen interest from Queenstown residents. These are beautifully designed three- and four-bedroom double-storey homes, with garaging. Five have already sold, with one more under contract. Another six house-and-land packages are coming up in the near future. The housing design on offer is in a modern alpine style, featuring strong pitched roofing, tasteful cladding and a warm colour palette, with homes oriented for sun and expansive views “These are generously sized house-andland packages, priced at around the $1.2 million mark,” says Mark Tammett, who is leading the Bullenrise development. “To get anything in Queenstown for half the size of these ones for a similar price is quite hard these days, so we expect they will all be sold out within a few months.” Mark is a civil engineer and land-development professional, who has managed projects throughout the South Island for over 20 years, and is currently also the development manager for the Ravenswood community in North Canterbury, near Christchurch. His expertise in civil engineering has been pivotal to fulfilling the potential of the Bullenrise site. It has enabled him to overcome obstacles and uncertainties that defeated previous owners’ plans. “I broke the risk down by solving what I know, which is the engineering, to provide serviced sites ready for building,” explains Mark, who took up the site in October 2023 and has since completed all the consenting and detailed design to enable building to commence following civil works. “The civil work started in December 2024, with most of the bulk earthworks, stormwater, wastewater and drainage now done.” At Bullenrise, he has developed a range of building platforms to suit diverse housing needs. Once the house-and-land packages are sold, he says the marketing focus will switch to larger lots at Bullenrise suitable for multi-unit development.
