This lovely area is currently undergoing something of an architectural renaissance and taking its place as one of Ōtautahi Christchurch’s most liveable locations. It is interesting to see what’s being built here, from London-style Georgian red brick townhouses to all-white contemporary homes. Brooksfield is the local developer shaping the area’s transformation with a well-thoughtout mix of heritage and modern turn-key homes. Currently, the company has 51 new town-houses – all sold - either built or under construction within a 100-metre radius of Waltham Park. “We have plenty more coming that haven’t been released yet and are always getting new enquiries via our website [brooksfield.co.nz],” says Vincent Holloway, Brooksfield director. “We’re finding that local buyers are very receptive to the area. Having the park right there means it has a really nice feel and it’s a great location close to Cashmere and St Martins.” The former builder turned to London-based architect Ben Penreath to help create a Georgian heritage style that would be a good fit for the New Zealand context, after having been inspired by London’s Georgian architecture while on a visit there a few years ago. Brooksfield’s new Georgian-influenced two-storey brick townhouses at Waltham Park certainly look right at home in this neighbourhood, alongside other new Brooksfield houses that span a range of different architectural styles. For example, three-storey loft homes with balconies through to modernist 1970s-style dwellings. “When we decided to develop this area, towards the end of 2020, we didn’t want to just build a whole lot of new homes that looked the same. “We started off with four townhouses on Domett Street, opposite Waltham Park. That went really well and since then we have done 10 developments close to Waltham Park, including three that directly look into the park. They are a quality mix of affordable and sustainable heritage and modern homes.” Where possible, existing trees have been retained on site and incorporated into new landscaping that includes high hedges around sections and shared garden spaces. Old houses being replaced have either been moved/relocated or sold for salvage. (Vincent notes that some salvaged materials have since been repurposed to help with Tonga’s recovery and rebuild). Liveability and affordability are carefully balanced in every Brooksfield home. Considerable thought has gone into developing smart floor plans that make best use of space. “Our two-bedroom houses have studies – we try to fit more into the space without making it feel cramped. A lot of our houses have both front and back courtyards too.” Every product decision is carefully considered from durability, quality and sustainability perspectives. Environmentally friendly and sustainable materials – from wool carpet and wool insulation to natural paint with no chemicals, and uPVC double glazing – are standard inclusions in Brooksfield homes. It is a recipe for healthy, warm, sustainable, cost-effective living. Brooksfield is not just targeting liveability for single people or couples here, but also for families by offering three- to four-bedroom homes with balcony and two courtyards near the park.
