| 77 Project Control Management: Townsend Fields Subdivision Stages one and two at Townsend Fields have been sold and all 42 lots, bar one, have been sold in stage three. DEVELOPMENT Leading land development consultancy Eliot Sinclair has delivered a smart and sustainable design solution for a large stormwater management area at North Canterbury’s Townsend Field’s subdivision. Set within a network of recreational reserves and walkways, Townsend Fields o ers a high-quality living environment with the stormwater management area integral to growing the development’s biodiverse environment. An uneven and unpredictable water table, along with seasonal water luctuations and drought, presented challenges for the three waters and landscape architecture teams. Plant species had to be carefully selected to tolerate both inundation and drought and were also chosen to attract and sustain native fauna. “Planting was separated into three ecological zones, targeted to speci ic environmental conditions,” says Jade McFarlane, who leads Eliot Sinclair’s landscape architecture team. “Since the area was planted in 2018, the extensive native plantings have lourished and are creating a biodiverse environment for a large number of bird species.” A stream realignment was also required to improve the low and ecological value of a waterway that runs through the recreational reserve at the heart of Townsend Fields. This realignment with associated planting has signi icantly enhanced the stream’s ecology and aesthetics. “Working with tight timeframes, we collaborated closely with our ecologists, civil engineers and both the civil and landscape contractors to deliver a healthier, more attractive waterway. A series of viewing platforms and boardwalks allow residents to enjoy the reserve, linking it to the stormwater management area, which has become a much-loved recreational space.” The multidisciplinary team at Eliot Sinclair share years of professional experience and technical skill. Services provided to the Townsend Field project included land development expertise such as planning, surveying, landscape architecture, ecological, civil engineering, geotechnical engineering and three waters engineering.
