Watts & Hughes Construction is nearing completion of the Rolleston College Expansion project. Company contracts manager Patrick McCorry says the design and build project for the Ministry of Education has progressed well due to early contractor involvement, which helped identify and mitigate any problems early and resulted in a streamlined build process. “We worked closely with the client to develop the design,” says Patrick. “This is where we can identify build issues and cost savings, value engineer and put other ideas forward while ensuring the project parameters are met.” The project comprises a new teaching block, extension to the existing gymnasium and enclosing an existing hard tech area. The new teaching block is a two-storey structure with a 1600m2 footprint. Construction is concrete slab and ComFlor composite flooring on level one, structural steel, and RoofLogic roof system and clad in weatherboard with extensive glazing. It connects to the existing two storey teaching block via a first floor link bridge. Patrick says the most difficult part was fitting all the services into the ceiling void on both floors as space was very restricted due to the number of services, which required a high level of coordination with the services trades. Installation and redesign of the seismic bracing onsite was another challenge, which was successfully resolved. The gymnasium extension is adding a further 240m2 floor area, to allow room for an additional court and retractable stadium seating. The hard tech enclosure is to provide more covered useable space for the school. The works were completed in three separate portions to ensure the school remained fully operational: Stage one was the gym, Stage two the teaching block and link bridge and Stage three the landscaping and other final details of the project. Patrick says that Watts & Hughes Construction worked closely with the school to ensure the least disruption. He credits a good team environment as an important part of the success of the project between Watts & Hughes Construction, client and other trades involved. Patrick was on site to provide a link between key parties ensuring the smooth running of the project. “At Watts & Hughes Construction we evolve with the project and the client’s needs. We can multitask in different types of disciplines. With this type of project a good team, coordination and planning are essential,” he says. “We let the school know in advance what we were planning to do and worked in with their requirements.” He says Watts & Hughes Construction always places safety at the forefront of every project. Contractors are pre-qualified and Watts & Hughes Construction is also pre-qualified through SiteWise, Prequal and ISN. After commencing in March 2023 the project is scheduled for completion in August.
