REGIONAL DEVELOPMENT Proud to partner with ADL Properties TomWillis www.alliancebuildingandasbestos.co.nz tony@alliancebg.co.nz Call Tony: 021 742 212 Dunedin’s growth is fueled by a vibrant mix of development and expansion, with local businesses playing a crucial role in the city’s evolution. ADL Properties stands out in this landscape, specializing in the transformation of office and industrial buildings into exceptional working environments across various sectors—retail, office, commercial, and industrial. Their commitment to revitalizing heritage and older properties aligns perfectly with Dunedin’s historical preservation efforts while meeting the modern needs of businesses. One notable project is the revitalization of 43 Princes Street, formerly Evan Parry House, which was partially vacant until recently. Now, it houses not-for-profits Mahana and Mirror Services, and Dunedin Community House, accommodating 18 charities and social businesses. Matt Barnes, General Manager of ADL Properties, explains how they were approached by Dunedin Community House to refurbish three floors for meeting rooms, hot-desk spaces, and offices, including earthquake strengthening. This transformation highlights how the right commercial spaces significantly enhance Dunedin’s community landscape. Their approach isn’t just about restoration; it’s about preserving unique visual histories, evident in projects like the Public Trust Building at Moray Place, originally designed by architect Cecil Woods in 1932. Even earlier projects, like 123 Vogel Street, a significant heritage site in Dunedin’s warehouse precinct, showcase their dedication to tailored spaces for tenants across industries. It has been important for ADL Properties to focus on renovating heritage and older properties to capitalise on its previous experience and team of excellent tradies. “We focus on renovations, as they provide a variety of styles to the tenants and features/ locations that may not be realistic for a new build,” Matt says. While ADL Properties is optimistic about the future growth of Dunedin demand for commercial premises in Dunedin is quiet due to a lack of direction from the government. “The government has been slow in coming forward with a new direction for the future and people are waiting on making decisions around business investment.” Chris Barnes, founder of ADL Properties, envisioned a company that not only offers design and management services but also provides hands-on maintenance, ensuring tailored spaces that meet tenants’ needs. With over 25 years of experience in property investment and development, Chris’s vision has propelled ADL Properties to success, supporting local businesses and contributing to Dunedin’s ongoing growth.
