Jennian Homes - Canterbury: Bellgrove REGIONAL DEVELOPMENT New homes are getting smaller but, with the higher standards of insulation introduced by the Government lately, there’s far more value in them than ever, according to Dwayne Prendergast, part-owner of the Canterbury franchise of nationwide house-builder Jennian Homes. “Last year we saw the new insulation standards being implemented into new homes, including thermally broken aluminium windows and high wall and ceiling insulation,” Dwayne says. “Where before we might have been building houses in a range of 180m2 to 220m2, now they’re more likely to be in a range of 160m2 to 200qsm. “Sections sizes are undoubtedly a factor in that with most of our stand-alone houses today sited on blocks of around 500m2.” That’s typical of the latest big housing project in which Jennian Homes Canterbury has become involved, the recently-launched 1000-section Bellgrove subdivision in Rangiora, 30 minutes north of Christchurch. Being developed by a co-operative led by Paul McGowan, Bellgrove is one of several big sub-divisions in the Waimakariri and Hurunui districts that are bringing rapid growth to the North Canterbury region towns of Rangiora and Amberley. The partnership that owns Jennian Homes Canterbury was first launched in 2016 by Dwayne and his wife Sue, but a year later they brought in a business partner and industry associates Paul and Bubs Jenkins. Both couples are actively involved in the building business, Paul and Bubs as project managers, Dwayne as general manager and Sue as administrator, all working out of a Sockburn, Christchurch, base. Dwayne and Paul are both qualified carpenters, and since its launch eight years ago Jennian Homes Canterbury has built a total of around 380 homes for a wide range of clients and families. Dwayne says the housing industry in Canterbury has entered a new phase of stability and predictability after the disruptions caused by the Covid pandemic. “We’re getting a lot of positive inquiry and we’re looking at a solid era in front of us that’s really consistent, and there don’t seem to be too many bumps on the road ahead,” Dwayne says. Another factor that has stabilised after a period of destructive inflation is the pricing of new homes which Dawyne says has become a lot more predictable now that the national and global economies seem to have settled down. Jennian Homes Canterbury has a total of 14 staff, comprising six salespeople, three project managers and five in administration.
