DEVELOPMENT Covington Group: Station Bay On the northern fringe of Tekapo, right on the lakefront with striking views of that famous milky-turquoise water and surrounding mountain ranges, stage one of Station Bay’s master-planned residential development offers a holiday spot with a high-country vibe, absent of the hustle and bustle often associated with other popular tourist spots. The development land, encompassing some 13 hectares, has been in the family for twenty years, and is nestled between the Lakes Edge Holiday Park and Tekapo Springs hot pools. Jonathan Speedy, who is managing the development on behalf of the family, says a primary reason why people visit Tekapo is the connection to the lake and that wonderful sense of calm within a pristinely beautiful location. “In total there are likely to be 160 sections spread over five or six stages, continuing further up the hill. The long-term plan will be to develop a commercial offering and create a hub for our Station Bay community and other businesses in the area. “There are nominated reserve areas for connectivity to walking tracks and access to Mount John. It’s a high-quality environment and something that as a family we have always aspired to do down there.” Stage one consists of 48 sections, with all earthworks, services and roading complete. Titles have been issued and the sell-down process underway, with a mix of sections and completed homes being marketed through Sotheby’s Reality. While Timaru’s award-winning land development & civil infrastructure expert Davis Ogilvie were the surveyors/engineers for Stage one, Paul Smith Earthmoving completed the civil construction works. “Sections vary between 406sqm and 1056sqm, and start from $420,000 and go up to about $700,000. This is prime real estate and as close to the lake as you are going to get in a new development. People will see it as being a great long-term investment for the family. Twenty-five sections have already been sold, with three houses built and another three underway. The sections have protective covenants on them that include a design review by the developer, and there are a set of design guidelines to ensure what is being built is consistent with the high-country area.” The completed homes start from $1.695 million for a 160sqm three bedroom, three bathroom high-end architectural home, and range up to $2.2 million for a 260sqm four bed/four bath double garage high end architectural home. “We are the developer for those homes, which have been fully completed and awaiting a buyer. “Tekapo is a high-country area and we’ve tried to do justice to that using high quality, low maintenance products that will stand the test of time in the harsh environment.” With a number of sections already sold, Jonathan says there is a real appeal to people who have some past connection to Tekapo, and perhaps used to enjoy family holidays there years ago. “There is also appeal from North Islanders who are looking for a lakeside property to use as their holiday base and can see the longterm value in the area. “Station Bay will mostly be holiday homes for the owners. Some may rent their house out as an Airbnb, but most will build high-end architectural residential homes that they will holiday in. “Tekapo has been a stunning investment recently with how popular it’s been as a holiday and tourism destination, and this has meant there have been great returns for those owners within Station Bay. As well as being in close proximity to Mount John Observatory, and the equally beautiful Lake Pukaki, Tekapo is a world-famous Dark Sky Reserve and very popular for stargazing. “The long-term plan will be to develop a commercial offering and create a hub for our Station Bay community and other businesses in the area.” We’re proud of our residential development portfolio. While core customer sectors vary branch-by-branch, Paul Smith Earthmoving’s client mix includes Success built on solid foundation commercial and residential clients along with central government agencies and local councils. “In June 2021, our Timaru team successfully completed Stage One of the Station Bay residential development, a multi-stage project nestled along the picturesque lakefront of Tekapo. Our responsibilities encompassed a wide range of tasks, including shifting 19,000m3 of earth, installing three waters drainage and various features like the bio ilter in iltration gallery, constructing carriageways and reserve footpaths, common services installation and hydroseeding an area spanning over 22,000m2.” The development seamlessly integrates with the natural beauty of Tekapo, creating a harmonious transition from the built environment to the tranquil lakefront public space. This cohesion was a shared goal of both the local council and the developer. “Given the project's proximity to Tekapo's bustling tourist hub, ensuring the safety of pedestrians and road users was paramount. We implemented stringent safety measures to minimise disruption to local businesses and visitors while upholding the highest standards of safety. Furthermore, we had the privilege of employing local residents who brought valuable contributions to our Timaru team.” Ellen says developing a close working relationship with the local developer as well as working collaboratively with the client’s consultants ensured all project outcomes were achieved to a very high standard.
