McHaffie Building BUILDING Experiencing a high standard of service and workmanship on a renovation project gave a client of McHaffie Building the confidence to trust the Gore firm to build their retirement home. The house is close to completion, and with some nice architectural touches to its exterior, will add a touch of class to the central Gore street where it is located. McHaffie Builders co-owner Paul McHaffie says his company previously undertook renovation and remedial work for the client on another house. “They wanted to move closer to town. They had an existing house on the section, which we demolished, and we are building the new home for them. They liked the work that we had done and our team were pleasant and easy to deal with.” Paul initially worked with the client and their architect, Varcoe McMillan Architecture, in the early stages of the design and offered some further input as the build progressed. The new three-bedroom-plus-office home provides 222sqm of floor space, including the double garage. The majority of the exterior is clad in Rockcote Integra plaster, but the street-facing section outside the lounge and dining area is clad in horizontal cedar, with a Classic Stone pillared portico extending from the lounge, complemented by a Classic Stone chimney on the west elevation. The main entrance on the east off the driveway features an extended gable-roof porch, also with Classic Stone pillars. The kitchen has a scullery, which is a popular option, Paul says, while the master bedroom includes an ensuite with a separate toilet. Energy efficiency has been well considered, from the orientation to the sun, thicker wall framing with good insulation and acoustic insulation in the internal walls, to an insulated floor slab, and recessed, thermally-broken aluminium windows. The client has opted for a solid-fuel burner in the lounge, supplemented by a heat pump-driven ducted central heating system for both heating and cooling. A double-cavity slider between the dining area and lounge offers the best of both worlds for either open-plan living or privacy when needed. Varcoe McMillan Architecture co-director Gordon McMillan says the home being single-storey and accessible was important to the client. “The result is a light-filled, functional, warm house. Its modern, warm design allows for the client to enjoy their retirement in comfort.” 62 Mersey St, PO Box 290, Gore 9740 Phone: (03) 208 0806 Email: info@bwelectrical.co.nz Web: www.bwelectrical.co.nz & Kieran Corcoran 027 699 9044 Shannon Black 027 345 2200 Concrete Masonry | Tiling & Waterproofing Clay Brick Veneer | Architectural Plaster Systems With professional tradespeople servicing Southland, Central and West Otago, we are your one point of call for residential, commercial or industrial projects. They wanted an open-plan kitchen, dining area, and small living area with a separate lounge. The clients wanted a very similar kitchen layout to their current home, with the addition of a walk-in pantry.” The clients already knew what external materials they wanted when they provided the brief; consequently, the key to the design was to balance the placement and proportions of the claddings to create an aesthetic solution for street appeal. “The result is a light-filled, functional, warm house. Its modern, warm design allows for the client to enjoy their retirement in comfort,” says Gordon. Started late last year, the build came at a good time, Paul says. However, with confidence picking up as inflation and interest rates ease, McHaffie Building’s workload has now increased significantly. McHaffie Building is a member of the Registered Master Builders Association of New Zealand and offers a full project-management service for a wide variety of work.
