The house plan for a build on Harrogate Street, located close to the town centre, was designed by architectural designer Sally Turnbull of Sally Turnbull Architectural Design. She was approached by the owners after they had purchased the section, which was still being surveyed for the subdivision in early 2024. The brief was an architectural, partially two-storey holiday home that would comply with Hanmer Springs design standards while also suiting the owner’s requirements. “They wanted the house to meet or exceed insulation requirements, but not to airtight standard, and to have a contemporary design to facilitate ease of maintenance, a high level of comfort and services, and to have the ‘wow factor’ when viewed from the street,” Sally says. The 221sqm home is on two levels, with a highly insulated heated concrete slab using Allied Concrete’s Quickset system. The framing is local New Zealand timber, including engineered timber with steel beams and portals, and claddings are brick, local stone and Abodo New Zealand pine, with thermal aluminium joinery. For Sally, a highlight of the project is the two-storey brick corner facing the street. She also loves the river stone cladding in the entry and on the chimney that provides contrasting texture and solidity, and anchors the house to the natural environment. Another standout feature is the mezzanine floor. “This space is wonderfully sunny and versatile providing a fun place to relax and play,” she says. Other features include built-in furniture and interior design by Lume, which maximises space through storage and functionality, and the tiled bathrooms. Well-oriented solar panels were installed on the north roof, and a services area keeps all the “workings” tucked out of sight, including a rainwater tank and heat pump hot water cylinder. The decks and pergola create versatile outdoor living options, with landscaping to be completed by Goom Landscapes. To fit the full two-storey within recession planes, Sally used the 45-degree recession plane for the eastern roof to enable the desired layout to fit. “The right-of-way to the west of the site was an opportunity to have full two-storey in part on the narrow site.” Local stone or replicated local stone was a requirement, but with no local quarries that produce stone for cladding, Sally worked with Timaru-based Classic Stone to create a unique Canterbury river stone mix that was in keeping with the Hanmer Springs Design Standard. Opening up the living room to create a feeling of space created structural challenge, so the engineers developed elegant steel solutions to achieve this. The clients were keen on square grid windows, which had to be in keeping with the Hurunui District Council (HDC) District Plan that requires 2:1 vertical window orientation. “So, we played around with window layouts and numbers until we achieved enough square grids and enough 2:1 to keep the client and HDC happy.” Sally became interested in architectural design and construction while helping her husband build their first home. She had taken tech drawing at high school, and started designing and draughting spec houses in North Canterbury. “Word spread, and I was soon very busy working for other builders and actual clients.” She completed the New Zealand Diploma of Architectural Technology by correspondence through the open polytechnic of New Zealand. She has been a licensed building practitioner since 2009, and a Professional Member of Architectural Designers NZ since 2012.
