He became something of a specialist in selling new builds off plans, and it was while selling some of Inspire Homes’ developments that he met company director Anyos. Then, when Jared later decided he wanted to get into building homes, not just selling them, he started as operations manager for Inspire Homes, and within a couple of years was promoted to general manager and became Anyos’ right-hand man. “By the time I became general manager, I’d already been involved in managing and building some of the homes I’d previously sold off the plans, including some in the Rosemerryn subdivision in Lincoln, and some of Inspire Homes’ very first developments in Pukekohe (Auckland). So I knew how they operated,” says Jared. Despite now living in Whangarei, Jared effectively manages builds all over the country – something he knows is possible only because of the business model at the core of everything Inspire Homes does, which has a clear focus on stable and trusted relationships with all their builders and subcontractors. “As operations manager I was very project-management focused, and I still am. Literally day-to-day organising the material deliveries, making sure the builds are running on time, hiring people, getting subcontractors involved when we need them, and managing them. “As general manager I’m always looking beyond that in terms of operations: how we can improve our plans, how to make things more cost-effective, and obviously reviewing plans, making tweaks on those, comparing estimates to make sure we’re getting a good deal so we can pass those savings on to our builds, kicking projects off, making sure everybody’s got what they need. Anything you can do from a desk basically,” Jared explains. Given that the company builds all over the country, they are usually building remotely, which is where the close and long-standing relationships with their carpenters comes in. “They go above and beyond what most builders would do, so they’re our eyes and ears, and I’m speaking to them constantly to find out what’s going on with them, what problems they’ve got, then I take over fixing those problems so that they can get back to swinging a hammer,” says Jared. Jason Norris in Christchurch is a good example of this, and working with him introduced Jared to how the model works when he first joined the company. Then, with more projects in Canterbury, another builder was needed and Kieran Meikle from SK Design and Build joined the Inspire Homes network, having been recommended by Jason, so little was left to chance. Jared knows he can count on them not just to do their job and keep him informed, but also to keep their site clean and make sure that the Inspire Homes brand looks good as well. The way Inspire Homes works, with a clear focus on keeping prices low without compromising the quality of their builds, starts with Anyos finding sections that he knows fit the needs of the housing market. They build primarily with investors in mind, and design for a wide pool of clients accordingly, and they often end up going on to manage the properties.
