DEVELOPMENT A new chapter of inner-city living is being written with the development of Gloucester Quarter, an inaugural and original townhouse development at the intersection of Fitzgerald Avenue and Gloucester Street, in central Christchurch. This 20-unit complex will bring 14, two-bedroom townhouses and six three-bedroom townhouses with garaging to market, and is already attracting strong buyer interest from a buoyant inner-city property market. Twelve of the 14 two-bedroom homes have been presold before its expected completion in October of this year. The Gloucester Quarter development is being marketed through The Property Factory, and is the first project under Gloucester Quarter Ltd, a development company led by Leon Simpson and Matt Williams. Leon is a qualified builder with over 13 years’ experience, transitioning from constructing high-end homes in Auckland to leading developments in Christchurch. As both the developer and project manager, he has teamed up with Matt, who has well over a decade of practical experience in all aspects of property. His focus is business development, land procurement, finance, sales and design of the developments. Gloucester Quarter Ltd acquired the site from well-established builders, Rosefern Homes, and it came with existing resource consent for a townhouse development. Gloucester Quarter Ltd took over with the necessary approvals in place, facilitating a smooth transition into the construction phase, and has contracted directly with trusted local builders, J Moore Builders and The Builder Effect, to actualise the design. Gloucester Quarter is not about volume development, but about creating well-considered, high-spec, low-maintenance homes in a prime location. The demand is there for well-designed, spacious townhouses in good locations, and developers are meeting that demand by supplying larger townhouses that are functional, low-maintenance, stylish and comfortable, retain their value, and are a source of pride for homeowners. The original plans came with the land, and Gloucester Quarter Ltd already knew and liked Figure & Ground’s work, so it was a natural fit to carry the design through with them. These three-bedroom townhouses are a notch above your average spec, being well-appointed and featuring a metal tray and plaster cladding exterior, giving a sleek, contemporary look. The ground floor includes a single-car garage and a bedroom with an ensuite.
