Stage 1 of the five-stage project (122 sections) went on the market in February, with titles expected in August, and Jennian Homes Central Otago will soon have an impressive house-and-income show home built on-site to illustrate what can be built there. Progressing under a special housing area (SHA) designation, Park Ridge aims to boost the local housing supply, with section covenants precluding commercial or short-term visitor accommodation. Situated north of Hanley’s Farm, the 600-section subdivision is close to the Remarkables ski area, and Frankton, with impressive views of the surrounding mountain ranges. Mark says the covenants make it a lot fairer across the board for first-home buyers, in particular, and their show home would feature a three-bedroom house and one-bedroom flat to emphasise the potential of the 400sqm sites. Accessibility to land has always been an issue across the Queenstown Lakes and Central Otago districts, but Mark says the future is looking a lot brighter with new subdivisions coming onboard across all of the different towns, including Wanaka, Cromwell, Alexandra and Clyde. The Queenstown residential housing market, in particular, has been squeezed for too long and there has been a real need to increase long-term housing supply with protection from visitor accommodation pressures. Developers like to work with reputable building companies and Jennian Homes Queenstown/Central Otago has proved itself as a strong player in the local market. Jennian Homes doesn’t just offer turnkey packages, but also has its own design team in-house, which is a real point of difference for the company. “We do a lot of design-and-build using a range of different plans,” Mark says. The company has offices in both Alexandra and Queenstown, and is also building another show home at Cromwell’s new Shannon Farm subdivision, taking advantage of new development opportunities across the district. “Mortgage rates are dropping, so it’s making it more affordable for people to build again,” he says. Anybody signing up for a house-and land-package with Jennian Homes in the next three months will receive a $10,000 cash back. “That’s extremely exciting for us,” Mark says. Property in the Park Ridge subdivision in Queenstown would require sewage holding tanks, which Mark says cost about $12,000 supplied and installed. There is also additional reinforcing needed in the structure. “Most sections require a standard TC1 house slab, some need a TC2 house slab – this just has extra reinforcing in the base, which will cost about $20 a square metre more than a TC1 slab,” he says.
