Redwood Group is opening the door to home ownership opportunities for a wider range of buyers in Nelson as it advances a major residential development with varied housing options and attainable price points. Located in central Stoke on an 8500sqm site formerly occupied by the Whareama Aged Care Facility, Greenmeadows Terrace reflects a carefully staged and masterplanned approach, with Redwood Group development manager Paul Hudson confirming the project is on programme and sales have been strong. These strong early sales are positioning the development as a standout project in a constrained market. “This is a great location for this type of development, right next to a commercial area and within walking distance to everything,” he says. The site has been subdivided into two lots, with Lot 1 completed in mid 2025 and delivering 28 units for Kāinga Ora. Lot 2 comprises the Greenmeadows Terrace development, a 60-unit project being delivered in stages. Stage 1 includes 32 units, made up of six three-bedroom, eighteen two-bedroom, and eight one-bedroom homes, with completion scheduled for October 2026. Stage 2 will deliver a further 28 units, primarily one- bedroom homes, with staged completions through to early 2027. To date, 48 units have been sold. Paul says flexibility in design has been key to responding to market demand. “As part of the master planning, we allowed for a mix of one-, two-, and three-bedroom homes. We have since adjusted some layouts to increase the number of one-bedroom units to meet demand, which is being driven by affordability and smaller households.” The development also incorporates a landscaped open space, a barbecue and pergola area, bike storage, and outdoor seating, enhancing community connection within the medium density setting. From a delivery perspective, Redwood Group has taken a structured and efficient approach, managing early-stage planning in house before engaging external consultants for detailed design. “We complete the initial concept and resource consent internally, then engage architects and engineers for the detailed design across each discipline,” Paul says. “We staged the project into separate blocks, each with its own building consent, which allows us to achieve code compliance and council sign off progressively and keep the build moving.” Civil and vertical construction have been split, with CJ Industries delivering site preparation and in ground services before handover to the main contractor. Redwood Group engaged Brendan Murray Construction through a competitive tender process, marking the first collaboration between the two companies. “The relationship has been excellent,” Paul says. “They are highly organised and forward thinking and have not missed a date in the programme. Beyond Nelson, Redwood Group continues to focus on high-growth regions, with a strong pipeline of work across Central Otago, including a hotel development in Queenstown currently underway. “We are very deliberate about where we operate,” Paul says. “We focus on areas where there is strong demand and growth. Nelson is performing well, and Greenmeadows Terrace is a great example of a well located, thoughtfully planned development meeting that demand.”
