T T Virginia Wright “It’s about being mindful of the functionality of the design and the ease of construction which influences the schedule of the build.” Based in Wanaka, Black Peak Building Consultants offers a full architectural design and drafting service for new homes, alterations and additions, from preliminary drawings to full working documentation ready to submit for building consent. The company was established 20 years ago by Jase Kerr. A qualified builder, with licences in carpentry, design and site management, Jase offers a range of services, including architectural design, pre-purchase building inspections, and managing problem consents and historical Code Compliance issues with the Queenstown Lakes District Council (QLDC). “That’s when someone’s built a house or done a renovation but haven’t got around to applying for Code Compliance at the time. Often this only comes to light years later when the owner decides to sell the property. “They discover there’s outstanding paperwork and potentially some remedial work to be done. I offer guidance for any building work, handle the required documentation, and coordinate with the council to help secure the final sign-off,” he says. Jase worked as a builder before having an accident in 2007. He retrained through ACC, then worked for Sorted Architecture in Wanaka for a few years before going out on his own. He brings his hands-on experience in construction to the architectural design skills he’s honed over many years and combines them with an interest in sustainable buildings. “It’s about being mindful of the functionality of the design and the ease of construction which influences the schedule of the build,” says Jase. “Then keeping waste to a minimum and using the right materials also helps reduce cost and makes the physical building more efficient.” The homes the company works on span a broad range of budgets, and it has built up a number of repeat clients over the years, including Peter Teal of Arusha Properties. Jase’s longstanding relationship with Peter dates back to his building days before his accident, and Arusha Properties now accounts for over 50% of his design work. Arusha Properties concentrates on developing entry-level buildings around Wanaka, which is its own niche among the more typical focus on higher-end bespoke houses, as Jase explains. “They’re designed to be on the affordable end of the scale, so they’re a good example of making the most of available space in the interests of keeping the price as affordable as possible, given the Wanaka context.” The brief for a recent collaboration was for a two-storey duplex with street appeal making the most of its slightly sloping site despite the height restrictions, with both thermally efficient and efficiently installed claddings, with living downstairs and the master bedroom upstairs, designed to make the most of the view, says Jase. “Peter’s always good to work with. He’s been doing these cost-effective builds with families in mind for 25 years, so there’s always plenty of storage and room for the kids to play outside.” The build is in Pembroke Heights, which comes with its own design criteria established to ensure a consistent, high-quality, premium aesthetic that protects both property values and quality of life, with restrictions on outlook spaces to protect each house’s privacy, sunshine and views. Designed to be in keeping with its environment, the duplex at 3 Craigie Burn Lane makes the most of the quiet, private, rear section with its northerly aspect and views to the Southern Alps.
