Darfield Estates, a major and premium subdivision close to the town centre, was granted consent for stage 2 in November last year, with construction starting early this year. It builds on stage 1 of the development that lies on the eastern side of Telegraph Road. Construction on the 81 sections of stage 1 began around late 2021, with physical works largely completed in 2022. Titles were issued and sections settled through late 2022 and early 2023. Stage 2 comprises 443 sections on the western side of Telegraph Rd. Currently, stage 2a offers 51 sections to the market ranging from 500sqm to 800sqm, with an average size of 650sqm, reflecting a trend for compact and affordable living. Base prices range from $255,000 for 550sqm sections with all town services installed. This saves $25,000 on a comparable section sold without reticulated sewer. The development is a partnership between experienced developer Tuatara Developments Ltd, led by Matthew Gilligan and Peter Montgomery, and the Gillanders family, who have lived and farmed in Darfield for over 140 years. A number of housing companies are involved in the development, as well as private builds, Peter says. The wide range of section sizes is designed to appeal to everyone, from first-home buyers right through to retirees and investors, he says. The development lies within walking distance of the centre of Darfield and is located close to schools. “These are key points in developing a diverse and interesting community to live in.” A large, modern pre-school, and a reserve and playground are planned in future stages. Also planned for further stages is a supermarket and commercial area, subject to consent. He says there is already strong demand for sections since their release to the market. “With earthworks having started late April, 38 of the 51 sections available in stage 2a are already under offer or have been sold.” Peter and Matthew have been involved in many successful developments over several decades, and Peter says they take pride in producing quality subdivisions that in turn create great communities to live in. Darfield is a strong and thriving community in the Selwyn district, he says. Many residents are employed in local industries, such as the nearby $500 million Fonterra milk-processing plant, which boasts the world’s largest whole-milk powder dryer. The town is also ideally located on the flood-proof and stable Canterbury Plains, with a number of outdoor recreation pursuits nearby, while still being within commuting district to Christchurch and 20 minutes’ drive to Rolleston.
