D unedin’s Mercy Hospital is excited to be developing a new 22-bed ward to provide greater capacity for elective surgery. Chief executive Richard Whitney says a sus- tained increase in demand for elective surgery means there is a very real requirement for surgical capacity expansion within the greater Dunedin area. Working with architects McCoy Wixon, main contractor Naylor Love and a team of pre- dominantly local consultant design engineers, Mercy is refitting a long-term mothballed ward space on the second floor of the original 1969 hospital building. This will include 12 single bedrooms, each with en-suite bathroom, as well as five two- bed rooms. McCoy Wixon’s design will ensure patient rooms are attractive, comfortable and maxim- ise natural light. Clinical utility and staff spaces along a cen- tral core will incorporate the latest equipment as well as ergonomic shelving systems. “Mercy’s approach to expansion has always been to look first at redeveloping or enlarging existing spaces,” Richard says. “It helps us to limit Mercy’s building enve- lope and thus preserve the park-like, green ambience of the Newington Avenue campus “There are also sustainability benefits, with less material consumption and significant recycling opportunities.” Work began with substantial internal dem- olition, including careful asbestos removal under the supervision of a licensed asbestos assessor. A complete re-roof of the main hospital building, along with the replacement of single glazed windows with modern thermally efficient double glazed units, is included in the project scope. The new, insulated warm roof diminish- es the building’s heating and cooling load, enabling the use of a chilled beam heating and cooling solution, one of the first in a New Zealand hospital. Several years of staged infrastructure in- vestment and development comes to fruition in the project, delivering a quiet, comfortable internal environment with substantially dimin- ished energy consumption. Mercy Hospital project Manager Jackie Wilde says the challenges of working within an operationally active existing buildings are many. “This project has been carefully planned so the Hospital can continue with its busy sched- ule of surgery and post-surgical care.” Access to the workspace is up a significant scaffold staircase to an external opening, meaning tradespeople don’t have to come through the Hospital multiple times each day. Building materials and rubbish are craned in and out via a gantry platform. Service and plant design was a vital and challenging component of the project, especially to take account of interfacing with existing services. The building’s existing deep roof cavity has been used to good effect with the creation of roof space plant platforms and walkways within the void. With a cost of around $1m, Mercy Hospital is proud to be contributing to the greater Otago economy; as well as involving up to 20 consultant staff in the design phases, its is currently employing in excess of 36 local tradespeople through Naylor Love and its sub-contractors. Mercy’s clinical director Philippa Pringle says the ward will initially be used on a Monday-Fri- day basis for patients having less complex surgeries. “Longer stay patients will be cared for on the existing first-floor McAuley Ward. This approach will allow Mercy to gradually increase its staffing and find the best balance between the two wards.” The first 12 ward rooms and clinical support areas are due to open in July 2021.
