Rose Manor work continuing apace T T Richard Loader M arlborough’s leading civil construction company, Crafar Crouch Construction Ltd, is bringing all its experience and expertise to the fore as it works through Stage 7 of the prestigious Rose Manor subdivision. Developed by DeLuxe Property Group, Rose Manor subdivision is a 199-lot subdivision off Old Renwick Road in Springlands, on the north-western side of Blenheim. The 11-stage development commenced in 2017 with lots ranging from 700sqm to 1000sqm, providing generous spaces for residents looking for something just a little different. Crafar Crouch Construction’s role has been in roading construction and laying all the ser- vices for the project, subcontracting out the role of final paving. Crafar Crouch Construction’s project manager Mike Winkler says DeLuxe Property Group prides itself on a very high standard of subdivision, putting in a huge amount of thought into street design, layout, off-street parking, reserves, street lighting and land- scapes. He says the biggest challenge faced by Crafar Crouch Construction from a civil con- struction perspective has been the high level of ground water. “We have services going down three metres deep, which was a metre and a half into water. Pump stations go down five metres for the sewerage reticulation. “To deal with the water we have laid pumps and well points to dewater the area we are working in.” Final completion of all stages is depend- ent upon demand but Mike says there has been plenty of demand for quality residential subdivisions and housing in Marlborough in recent times, primarily driven by growth from people returning from overseas and others wanting to relocate to the sunny climes of Marlborough. Local residents have also taken advantage of the benefits offered by the new subdivision. Over the last 37 years through word of mouth, organic growth and acquisition the business has evolved from a small dedicated team to a team over 100 employees over two independently run businesses in Blenheim and Picton. Mike joined the team eleven years ago as construction/project manager and has wit- nessed significant growth over that time. “We’re currently in the process of building a new purpose built workshop/office and yard to replace our existing Blenheim base. “The new 1725sqm workshop and 7000sqm yard will enable all our plant, machinery and materials to be stored in one single location and a significant workshop area for the maintenance of our machinery.
