96 | Canterbury - Street and Cook Construction BUILDING Quality project wins top award The Latimer Central Apartments located on Barbadoes Street was designed in two separate blocks to accommodate a turn of the century red brick electrical substation classified as a heritage building. A chieving a Silver Award at the 2020 Master Builders New Zealand Com- mercial Project Awards recognises Street and Cook Construction’s focus on detail, quality craftsmanship and ability to operate in challenging sites. Entered into the Residential section, Street and Cook Construction’s project was for Latim- er Central Apartments located on Barbadoes Street, within Christchurch’s four Avenues. With consents and design work already completed, Street and Cook Construction bought the initial development concept as a shovel ready project from another developer, taking the design and enhancing it with value engineering to increase build efficiency. The development was designed in two sepa- rate blocks to accommodate a turn of the cen- tury red brick electrical substation classified as a heritage building. One block, called The Gatehouse, consisted of four duplex apart- ments over three levels and was positioned to the right of the power station. The main block, comprised of thirty apartments over five lev- els, sat to the left of the power station. “We elected to commence and complete The Gatehouse first to ease us into the project while we were waiting for the steel com- ponents for the main block,” says General Manager John O’Mahony. The development is built with seismic strength structural steel framing using specialist BRB bracing on top of a screw pile foundation. Beautifully appointed, the apartments ranged from one to two bedroom units with some having dual key entry giving the unit owner the flexibility of renting one of the rooms for additional income. Features include 18 off-street carparks, bike storage in the ground floor and each apartment having its own private deck or patio area. Delighted with the company’s success at the awards John says the site was very tight requiring a clever approach to construction. “There was also a very high level of detail and quality put into the apartments — we were sticklers for the quality of the apart- ments. Our contracts manager, Brad Shotter, was on site and he is a real perfectionist ensuring everything was top-notch. Achieving that award means we’re not just endorsing our own quality, we’re getting a reputable independent body to vet the building and de- T Richard Loader termine that it warrants the award. It’s also a good way for us to showcase our work and get recognition for the type of product we build and the quality put into those builds.” John also compliments the subcontractors for the quality of their workmanship and their ability to meet critical deadlines. “It is not the first time we’ve used the same subcontractors. While we’re based in the Taranaki we established a base in Christchurch to build the Garden City Aviation Centre about six years ago.
