Tasman: JV Properties REGIONAL DEVELOPMENT JV Properties is undertaking its first project with Kainga Ora, helping to deliver much needed housing to the Nelson region. JV Properties purchased the property, located on Waimea Road, in 2021. After being introduced to Kainga Ora, which was looking to increase its housing stock, the original design consisting of a mixture of one and two bedrooms plans underwent changes to suit Kainga Ora’s requirements. The result was 30 one bedroom apartments on the site. Sam Johnson, partner in JV Properties, says his construction background helped facilitate an efficient design that was quick and easy to construct. Award winning Scott Construction, one of the South Island’s largest locally owned construction companies with teams in Nelson, Marlborough and Central South Island, is the head contractor and construction is underway with the project due for completion at the end of 2024. Sam, a builder who also owns construction company Johnson Residential, and property developer Tony Vining of VIP Developments jointly own JV Properties. Tony, a commercial property investor, once owned the Bayleys franchise for the top of the South Island and brings considerable expertise to the joint venture. He and wife Christie started VIP Developments in the late 90s, which has since completed a number of projects including Ocean Views Apartments, completed in 2021. The 37 apartment project in Tahunanui in Nelson has set a new standard for apartment living in the region, he says. “Previously apartment living was not popular in Nelson. What we are now seeing is more people from outside Nelson wanting to move in and the Ocean View Apartments has set a new benchmark. People are realising they can downsize and move into an easy living lock and leave apartment giving them real freedom of lifestyle so apartment living is taking off,” says Tony. VIP Developments also has Haven Apartments in Nelson city under construction. The six storey building, also being built by Scott Construction, will offer 31 apartments overlooking the city. Tony says it will be the highest CLT – cross laminated timber – building in the South Island. Select opportunities remain to purchase including two penthouses and various two bedroom apartments. Meanwhile JV Properties also has Sierra Apartments currently for sale. The boutique development in Stoke will offer eight upmarket apartments designed by renowned architect Robert Weir from Weir Architecture. Each two bedroom, two bathroom apartment is 100sqm plus 12sqm of outdoor patio with the penthouses 110sqm plus 40sqm of outdoor patio. They include engineered timber floors, stone benchtops, extensive glazing and are built to the new H1 requirements. There will be private underground parking as well as a communal lift. Johnson Residential will construct the project. “Exceptionally located near Isel Park, supermarkets, cafés and public transport, this development will make a perfect location for a broad spectrum of home buyers,” says Tony.
