REGIONAL DEVELOPMENT Locking in a new build can be costly, but with the right support network money can also be saved. While the predicted costs can seem manageable, unexpected costs along the way can start adding up, sometimes unnecessarily. However, investing in a project manager ahead of a new build can save money in the long run. Director of the Nelson-based business, quantity surveyor and project manager Andy Noble said there had been two cases in recent times where the organisation has been called in to assist with litigation. Ultimately, the clients had to pay hundreds of thousands of dollars more than the value of work completed on site, simply because the client wanted to save money by not employing a project manager or quantity survey. However, the client didn’t understand the construction law around the receiving of claims and issuing of schedules, or the rules associated with the time periods involved, he said. “I’ve lost count of the number of times we get called in to help with a project, where if we had been engaged from the start - pre concept - it would have saved the clients a lot of time, money and stress.” The team at Noble is made up of nine progressive, forward-thinking construction industry professionals. They strive to provide their clients with services to both lead and support them in what has become a challenging environment. “We aim to be your advocate on all matters relating to your property, in particular cost and project management.” Andy said in an ideal world, the property owner or client brings Noble in at the very beginning of the project. “However, a reasonable amount of our business involves us getting involved later after a lot of work has already taken place, sometimes even after projects have commenced on site and contracts signed.” Noble is a multi-disciplinary practice, providing EtC, property management and quantity surveying all in house. Although the team is based in Nelson, they provide their services far and wide. “Most of our work at the moment covers projects on the West Coast from Hokitika, Nelson, the Marlborough Sounds, right round to Blenheim, with additional locations in Auckland, Christchurch and Queenstown.” Andy said the construction industry is tracking well, particularly across Nelson-Marlborough. “It’s definitely still busy, I was worried it would start to quieten down a bit in 2024, but that doesn’t seem to be happening.” Population growth was a significant contributing factor, along with the fact Nelson is a place where people want to live and work. That growth means more infrastructure to meet demand, including schools and retirement villages.
