Founder of AJ Design and Project Consultancy, Andy uniquely bridges both sides of the development sector. Commencing his builder’s apprenticeship in 1978 and establishing his own building company in 1990, he honed his Auto CAD design skills, a proficiency he now leverages in CAD design full-time for the past six years. A qualified building inspector and holding a design license under the Licensed Building Practitioner scheme, Andy’s tenure at Invercargill City Council for almost a decade equipped him with invaluable insights into streamlining building development consents efficiently and cost-effectively. “Working for the council I gained good insight into the regulations and what is required under the Building Act.” With his building regulatory background Andy knows how to navigate the myriad of requirements of local and central authorities. “I know what the thinking is for the Building Control Authority and their restrictions and the reasons why they ask for different things,” says Andy. “Whereas most people get chipped by a building inspector because something is not quite right; but they don’t actually know why and that’s where the frustration comes in.” This enables him to navigate the complex landscape of local and central authorities’ requirements, offering clients a smoother design and approval process. Working from his Invercargill home base or his Stewart Island retreat, Andy can undertake design projects throughout New Zealand. Whether it’s a new home construction or the conversion of an existing building, AJ Design and Project Consultancy specialises in conceptual design, drafting, and CAD design, ensuring detailed drawings, digital modelling, and thorough research and analysis concerning land use, zoning, and building code compliance. Catering to both residential and commercial projects in urban and rural settings, AJ Design & Project Consultancy aligns design goals with client objectives, expertly navigating the intricacies of building consent applications. Andy’s expertise extends beyond traditional design services; approximately a quarter of his workload involves completing compliance schedules for project managers. The consultancy boasts a successful track record, with notable projects including the conversion of Stewart Island’s former museum into a café with accommodation, a garage transformed into a gin distillery, and ongoing work on a development proposal for backpacker accommodations. Beyond design, Andy has contributed to cost-benefit analyses, exploring the feasibility of solar-powered energy generation on Stewart Island. His diverse portfolio includes new build projects nationwide, existing homes transitioning to bed and breakfast establishments and he’s currently working on a proposal to convert a former primary school in Bluff into 12 new apartments. Whatever the scale and complexity of your build project Andy can cut through the overwhelm and mitigate the risks. And he says it’s important to get it right the first time as retrospective consents can cost twice as much.
