42 | Brocorp T T Kim Newth Developers focused on local market T T to page 44 DEVELOPMENT The name ‘Brocorp Developments’ may not ring too many bells in Otago but this busy Mosgiel-based residential property developer has completed almost 100 transactions/projects in the local area over the past 12 years. Mike and Amy Brough are the husband and wife team behind this not so little enterprise that specialises in compact new residential builds and section subdivisions. They have also completed a handful of home renovations as well as some large high spec family homes. One of Brocorp’s recent projects is a landmark development for the town: Mosgiel’s first three-storey, high end luxury apartment complex. “The architect we used created a nice design that really stands out,” says Mike, noting that there are 11 one-bedroom apartments in total. “The design includes an industrial palette of concrete, steel and glass – my three favourite materials! Our original plan was to keep most of them for rentals but we ended up selling the whole complex. “It has the perfect location at the end of a cul-de-sac [Dey Street]. It is probably the best spot in Mosgiel for a complex like this, as it backs onto the local high school and is only one hundred metres or so from the main shopping centre.” When they brought land for their own home, it already had a century-old house on it, which they relocated, renovated and lived in while their new home was being built that they now share with their three teenage children; the older home has since been sold. Amy and Mike run Brocorp as complementary co-directors, with Amy managing landscaping, design and finances while Mike takes the lead on securing development opportunities and project management. They work closely with reputable architects, designers and mortgage brokers before handing over to trusted sub-trades to bring it all together. “For the most part we have worked with the same tradespeople for the past 12 years. Mike realised there were much better opportunities to get ahead in property development, compared to the sales work he had been doing at the time. He and Amy started slowly at first, while refining sound systems to ensure their developments would run smoothly. Whereas they used to only take on three or four projects a year, that has now climbed to around 15 a year. The additional volume is due, in part, to the shift in the new build market from mostly standalone townhouses to predominantly new units and apartments. “A few years ago, Dunedin City Council released their Second Generation District Plan that allows so much more residential development.
