That plan changed the scope of everything – our work has doubled since then as we are doing so many more apartments and units.” As a born and bred Mosgiel local, Mike finds much to admire about Dunedin’s 17,000-strong urban satellite. “It is very trendy and the weather is great – it’s like the Beverly Hills of Dunedin! Elderly people love it here because it has all the amenities they need and the shops are close by. There’s a brand new, state of the art swimming pool that is only a few months old and you’re only 10 minutes from Dunedin.” Amy is not from Mosgiel but grew up not too far away in Henley on the Taieri Plains. When Mike and Amy first started Brocorp, there were few developers in Mosgiel but they say many others have since entered the local market. Brocorp has the advantage of local experience, knowing that the best way to ensure developments go well is to have good preparation and planning from the start and the right team involved. “ Looking at a new development is a bit like looking at an iceberg – you’re only seeing the tip of it when in fact all the hard work is below the waterline!” When weighing up the merits of a prospective new development site, what they are looking for is potential to maximise returns on investment, whether the finished project will improve the urban streetscape and how good a fit it is for the existing neighbourhood. Knowing that there is a pressing need for more housing in the New Zealand market, Mike and Amy find it very fulfilling to be residential developers in Mosgiel. “When you break it down, every house is a home and you’re creating a special place for someone. To be a part of that is extremely satisfying. During the tougher times, we think about that end result. On every project we try to up-spec it as much as we can to make it really desirable.” While the brakes went on local housing demand in 2022, Mike says it feels as though the market has started to pick up again. Currently, Brocorp is developing five two-bedroom, two bathroom townhouses with garages at a location out of central Mosgiel. “After that we’ll be doing a block of nine, one-bedroom apartments in the centre of town. “We’ve got some side projects involving some sections to subdivide and there’s a heritage house I want to renovate that we will take over in August or September 2024 along with doing some final touches on our own place and most importantly Mike’s shed.”
