During the past three and a half years the owner of the company Liam Horne has established a track record of building townhouses that are warm, healthy and more energy efficient than is typical of even those built in more recent decades. “I am mainly focused on one and two bedroom townhouses in central Mosgiel at the moment,” Liam says. L Horne Developments first project threeand-a half years ago involved the renovation of an existing house plus building two units on the rear of a section and a new one on the front. Liam subsequently identified sections in Mosgiel with existing dwellings suitable for demolition and development. After having built five to six townhouses a year, he now has 16 units planned for 2024. L Horne Developments’ latest offering is nine units on the corner of Cargill and Church Streets, Mosgiel. These comprise five one bedroom and four two bedroom units. Units 1 and 2 are attached and have one and two bedrooms respectively, with unit 2 providing off street parking, while units 3 and 4 are attached with two bedrooms and garages. Units 5 and 6 are attached one bedroom units with off street parking and units 7,8 and 9 comprise two with one bedroom and one with two bedrooms. When it comes to location, there is a lot to offer. Within a radius of a few blocks is Taieri College, a kindergarten, a Mitre 10, a supermarket, restaurants and takeaways, an RSA, a veterinarian and multiple recreational facilities. “That was the first attraction.” The units are clad in white plaster with grey Linea as a complementary design element on the gables, and look particularly sharp with contrasting dark-toned coloured steel roofing. Inside, the design and layout is well-considered, and with the higher levels of insulation and energy efficiency required under new regulations, provide light, bright and cosy low maintenance living to appeal to busy first home buyers, retirees or anyone who wants an easy-care lifestyle. “We’ve aimed to maximise the available space, including in the one bedroom units, by creating reasonable sized bedrooms with walk-in wardrobes with plenty of storage in the kitchens to maximise the available space and to provide a sunny north facing outlook.” The units are priced from $499,000 to $650,000 and are being sold through Property Brokers Mosgiel. One of the keys to a successful project and to ensure the quality of the finished home is engaging good subcontractors, developing trusting relationships and building a team that creates a win-win for all involved, Liam says. “It’s certainly a big takeaway, is having the right people for sure. It’s very enjoyable growing relationships with them, it works well.” Another key is ensuring the location is close to shops and amenities, as well as being a quick commute to Dunedin on the motorway. “We find that a lot of people like to be closer to healthcare; a lot of farmers like to move to Mosgiel because it’s not quite in the city. Mosgiel’s pretty easy going and it has its own microclimate, it’s usually a couple of degrees warmer than Dunedin.” Once this current project is completed, Liam will be developing a nearby Church Street property that will comprise nine attached one bedroom units. Because he has previous experience with operating heavy equipment, he is hands-on with the developments and does the demolition of the existing houses and the earthworks himself with his own equipment which helps to ensure the profitability of the projects. “When I worked for the excavation company we did residential work and I suppose that grew my interest, and after my first development I quite enjoyed it and ever since have loved it and carried on.” “I enjoy providing a quality house that someone will enjoy. When you get the feedback from a happy client it certainly makes it worthwhile.”
