REGIONAL DEVELOPMENT Scapegrace Distillery T T to page 4 During the past decade, Scapegrace Distillery has scooped more than an angel’s share of national and international recognition and accolades. On the back of its new $30 million distillery in Central Otago being completed late last year, Scapegrace has been named by The Spirits Business, a leading international spirits trade publication, as one of the Top 10 Distillery openings worldwide for 2024. This recognition caps off its single malt whisky garnering three medals at the 2024 World Whisky Masters, including a gold for its Anthem single malt, plus a silver at the 2024 World Vodka Awards, adding to the many top international spirits awards won in the past 10 years. In 2018, Scapegrace’s Gold Premium Dry Gin won the highest accolade in the global industry against 600 other gins: best London dry gin at the global International Wine and Spirits Competition. The distillery’s global influence is sure to expand further after landing a partnership with Air New Zealand in July last year. This partnership will see its single malt whisky and premium gin available in national and domestic lounges as well as onboard flights for business premium customers. The decision to establish a new headquarters in Central Otago was driven by co-founders Daniel McLaughlin and Mark Neal’s quest to consolidate the distillery’s three former production sites in Auckland into one, leading them to embark on an ambitious journey to establish “a spiritual home”, Daniel says. “We spent four years trying to find a site in this location. There were not really any other geographical contenders as we were adamant we wanted to be on the 45th parallel due to the extremes in temperature, which is great for ageing whisky. “This site is also located on the banks of Lake Dunstan, which is glacial run off from the Southern Alps.” Costing $30 million and covering 3000sqm, Scapegrace’s new state-of-the-art facility was unveiled in November last year. The building comprises warehousing, bottling operations, whisky barrel halls and the distillery, enabling it to produce 160,000 cases of single malt whisky a year, in addition to sufficient gin and vodka to meet its long-term forecasts. “We are currently using a combination of virgin French oak, ex Oloroso sherry casks, first-fill bourbon, and we’ve just started trialling some local Central Otago pinot noir casks. “We finished commissioning in May last year, and we are currently producing three one- tonne mashes per week whilst we scale up. We will be continually monitoring the ageing progress to determine when we will release them.” An understanding of the terroir is central to producing a distinctly New Zealand whisky, Daniel says. Grain-wise, we use locally malted barley that we have both smoked with local Manuka and un-smoked.” Scapegrace Distillery’s location exactly on the 45th Parallel, “which is not by accident,” is hugely influential, Daniel says. “This unique location experiences extreme seasonal variations; intense heat and dryness in the summer, and very cold winters. This means over a 12-month period there is considerable ‘talk’ and influence between our new-make spirit and barrels, providing a lot more depth, flavour over a shorter period of time. “The early signs with flavour development that we have seen over the past three years have been extremely promising.” Sustainability was a significant consideration in the design and construction of the new facility and the decision was made early on to use renewable hydro-electric power to run the boilers, while timber was incorporated in the structure of the distillery building, certified green materials were specified wherever possible and 7000 native trees have been planted on-site. Twenty people are currently employed by Scapegrace, with this number expected to grow as production is ramped up. The distillery is not yet open to the public, but Daniel and Mark are hoping this will be achieved this year. Property and construction consultancy Spec X is leading the development on behalf of Singapore-based company YYK. George and Catherine Jong, of YYK, fell in love with Christchurch through many visits to the city over the years. In 1993, they cemented their links by purchasing the Cambridge Terrace site. George has since passed away, but his family is now investing to develop an inspiring new building on the site to create a lasting legacy. Managing end-to-end delivery of this exciting new development is Spec X director Aaron Boddington, who brings almost 30 years’ industry knowledge and experience – in New Zealand and around the world – to the property and construction consultancy. “My goal is to make this project as easy as possible for them,” says Aaron. “We have some of the best contractors in New Zealand working for us. Spec X is excited to be now working with the Jong family, represented in New Zealand by Graeme Woodley, director of Warwick Todd Limited, to bring their well-considered development plans to fruition. “In their project brief, they told us they wanted a world-class, very attractive building that would also tell a story, so that people entering the building would be walking through the past into the future.” That concept has been realised in the building’s design. For example, a ground-floor lounge space will be used to showcase the site’s pre-European history, and all that came after. Spec X is confident the building will serve as a landmark for the city well into the future, thanks to an incredible façade that will stand up with the best in the world. “I wanted to bring in a focus on the hills and mountains around the city, and to do that we’re creating a façade of vertical fins with a wave pattern in it. “As you walk around the building, it will look as though the whole building is moving – it’s pretty exciting.” Above the groundfloor retail tenancies, with car parks to the rear, will be five floors of brand-new commercial offices. Along with the prime CBD location, these offices will enjoy top-class mechanical services – all designed to function efficiently at low cost for future tenants – as well as smart controls for lighting, heating and cooling. Demand for office space in the city is strong. REGIONAL DEVELOPMENT Totalspan Nelson has completed a purpose-built regional depot for Tasman District Council in Motueka, transforming a greenfield site into a fully operational facility in just eight weeks. The project showcases the franchise’s ability to deliver complex commercial builds under challenging time frames, says Totalspan Nelson franchise owner Andrew Crompton. “It is a misconception that Totalspan only build farm buildings, garages and sheds, but we can also deliver cost-effective commercial builds in really tight time frames,” explains Andrew. “We didn’t sleep much while doing this project, working seven days a week and working late. We went above and beyond, and so did our subcontractors.” The College Street development was the result of a tri-party agreement between New Zealand Post, Tasman District Council and Totalspan Nelson. When New Zealand Post approached Totalspan seeking a new building, Andrew orchestrated a solution by identifying suitable council-owned land and bringing all parties together. The completed facility spans 550sqm, including a 220sqm enclosed building with internal lining and insulation, and covered space. It features an office space with a smoko room, complete with kitchenette and accessible toilets. Achieving such a low defect rate is a remarkable feat, as it’s not uncommon in the construction industry for practical completion to be issued with a significant number of outstanding defects. “Having good relationships and using trusted subcontractors was key to this project’s success,” Trent says. Through its extensive use of Procore construction management software, Cohesive tracked construction progress and monitored commercial decisions. “It allowed us to integrate our quality and external health and safety app-based systems. “This helped the project team to streamline their processes, not only through construction, but also through compliance to the point when practical completion was awarded – by which time, 96% of the code of compliance documentation had already been received and processed.” As New Zealand’s largest business to consumer 3PL, SCS required a large, functional warehouse facility with no wasted space. The building’s design, with an apex height of 12.7 metres, ensures SCS can make best use of the warehouse via 11m floor-to-ceiling pallet racking. Complementing the new warehouse is a modern office facility that’s in step with the needs of this fast-paced business. “It was designed with two levels to maximise the amount of available space and to cater to the needs of the client,” says Trent. Cohesive Construction maintained close communication with the developer throughout the project. As the building progressed on site, the team also stayed in close contact with SCS to ensure the building was in step with their needs. Trent says both SCS as tenant and Classic Developments as the developer are happy with how the project went, with the developer indicating they would like to work with Cohesive again in future. In 2025, Cohesive Group is well-positioned to continue building on their strengths and has upcoming projects across the South Island ranging in value from $800,000 to $18m. The site is one of three new locations the company is opening in Christchurch this year. Turners Cars Christchurch REGIONAL DEVELOPMENT Over the first half of 2025, Turners Cars Christchurch is set to move from its single Detroit Place premises, where it has been based since 2005, to three new, strategic locations across the city. The expansion comes as part of the company’s decade long transition from a wholesale auction house to a retail-focused offering, says Turners Automotive Group property manager Marc Wells. “We are aiming to make it easier for our customers by being closer to them – more sites in more locations. And sites that are customer friendly, not too big, around 8000 to 12,000 square metres. We want to provide a wide selection of cars for people to view that is not overwhelming, and a great level of customer service.” He says the three new locations have been carefully selected to maximise visibility and be convenient for customers to visit to both buy and sell. “We also buy a lot of cars off the public, so it’s about people being able to easily book in for an appraisal at a site close to them,” says Marc. The first site, situated at 102 Shands Road, on the corner of Shands Rd and Halswell Junction Rd, is scheduled to open in April. This will be followed by a second branch at 157 Moorhouse Avenue, on the corner of Antigua Street and Moorhouse Ave, which will welcome customers from June. The final location at 750 Wairakei Rd, positioned at the intersection of Wairakei Rd and Russley Rd, is set to commence operations in July. The shift to the new retail-focused branches will also be better for staff. “Times have changed. Detroit Place was originally set up for auctions and needed a lot of office space. Now we want better use and flow in our designs, making sure it is efficient for staff with a clean and modern look.” The move represents a substantial increase in Turners’ Christchurch footprint, expanding from 28,000sqm at Detroit Pl to 34,000sqm across the three new sites. Mark says this aligns with the company’s nationwide growth strategy, which in the South Island has seen new branches open in Nelson and Timaru, with plans for a new Invercargill site in the pipeline. Designed by Robert Paulin, architect and son of orchard owner Kevin Paulin, in collaboration with Shepherd & Rout Architects and Meyer Cruden, and built by Breen Construction, the new residential development will be ready for the next summer crew that arrives later in the year. The entire building has been created as the powerhouse of the surrounding orchard block, entirely run by photovoltaic panels to support the Cravo greenhouse of export cherries. The 30kw system feeds into the grid which makes surplus power that they can sell back to the market. Robert involved the RSE team in the plans, particularly the colour scheme, which was an important reflection of their home and culture. “The exterior material palette blends harmoniously with the Central Otago landscape, while the interior features rich timber paneling and accents of blue, inspired by the traditional lava lava fabric.” He says the orchard management continuously sought ways to enhance and dignify the RSE experience for the crew, since they first started coming to Clyde Orchards 17 years ago. “The brief was to design a space that provided a sense of belonging and ownership, which is often missing in typical worker accommodation across New Zealand. “The Ni-Van crew is integral to Clyde Orchards’ operations, and their temporary home should reflect that importance.” Inside the accommodation, you can tell every detail has been intentionally designed to appreciate the Vanuatuan culture and life working on the orchard. The layout encourages communal living and dining, with a well-equipped double kitchen and large chiller, while the separate bedroom wing ffers a quieter personal space. Orchard manager Kris Robb says the brief was for something that was economic to build, easy to clean and robust that would stand up and be durable.

Nationwide transport operator Booth’s Logistics, plays a huge role in transporting Central Otago’s seasonal fruit. Starting with cherries from December to January and then owing into all of the locally grown stone fruit through until March, the company is responsible for getting the fruit from the orchard packhouse to local markets across the country, and ready for export out of both Christchurch and Auckland international airports. The family-owned company has stayed true to its values ever since Graham Booth owned a potato farm in the Manawatu back in the 1980s. Now retired and living in Bannockburn, the 80-year-old company founder still chips in to make long haul trips to the North Island when needed. Starting out low-key with just two trucks in his transport business to take his own produce to market, the company has grown to over 400 trucks nationwide, with 24 depots and with over 800 sta . Sons Craig and Trevor run the business now and have continued that commitment to New Zealand growers - this season expanding their capacity delivery o ering, providing a full service from the Central Otago orchards to anywhere in New Zealand. Booth's General Manager of freight Angus Petrie, said there has been a lot of investment into bringing that next level of support to growers, providing a point to point service anywhere in the country. Once it’s loaded on the truck it stays on the truck, where in the past the fruit was handed over to di erent carriers in Christchurch to make the further journey north. This was all made possible through relationship building and support from orchardists, strengthening the industry with 10-12 growers in Central Otago now using their services. Clyde Orchards has been one of their long standing clients for more than 10 years. “We own and control the rst and last mile within the areas we operate out of and have become a trustworthy and critical partner within the fruit growing industry,” he said. For three months of the year it’s all hands to the pump at the Cromwell branch, and this was on top of its every day distribution of fresh and frozen goods for Foodstu s from Christchurch and Dunedin. As the central point for the supply chain into the Queenstown Lakes and Central Otago, there are also contracts with the likes of Lion Breweries, large national companies within the construction industry and local businesses requiring a reliable pick up and delivery service, making Booth’s Logistics a critical link to the every day heart beat across the district. In the south, Booth’s Logistics has branches in Invercargill, Queenstown, Greymouth, Timaru, Dunedin and Christchurch, along with Cromwell. Its services include linehaul, metro, at deck and hiab transporting, warehousing and third party logistics, as well as container distribution and handling. Angus is usually based in Christchurch and runs the general freight network, but moved south temporarily over summer just to help the team get the fruit to market. The entire team have been working dawn to dusk to ensure their new end to end service right through into the North Island has run on time and to the right temperature to arrive fresh to the market - even company co-owner Craig Booth has been spotted out there picking up some fruit from the packhouses himself. Staying true to the Booth’s Logistics motto that is displayed on every truck “Can Do Will Do”, showing up when it matters and building those key relationships with clients is important to show they are taking their commitments seriously.
