Designed by Walker Architecture and brought to life by Cohesive Construction, these striking new facilities in Waterloo Park, Hornby. provide a powerful operational hub for rapidly expanding SCS. The project developer was Classic Group. Cohesive Construction is a leading name in commercial, industrial and agribusiness construction, backed by a highly skilled and experienced team. Construction started with the site scrape in March 2024, and in under a year – by early February 2025 – the impressive 6020sqm warehouse and 335sqm office were complete. Including the breezeway the total footprint spans 8000sqm. Achieving such a low defect rate is a remarkable feat, as it’s not uncommon in the construction industry for practical completion to be issued with a significant number of outstanding defects. “Having good relationships and using trusted subcontractors was key to this project’s success,” Trent says. Through its extensive use of Procore construction management software, Cohesive tracked construction progress and monitored commercial decisions. “It allowed us to integrate our quality and external health and safety app-based systems. “This helped the project team to streamline their processes, not only through construction, but also through compliance to the point when practical completion was awarded – by which time, 96% of the code of compliance documentation had already been received and processed.” As New Zealand’s largest business to consumer 3PL, SCS required a large, functional warehouse facility with no wasted space. The building’s design, with an apex height of 12.7 metres, ensures SCS can make best use of the warehouse via 11m floor-to-ceiling pallet racking. Complementing the new warehouse is a modern office facility that’s in step with the needs of this fast-paced business. “It was designed with two levels to maximise the amount of available space and to cater to the needs of the client,” says Trent. Cohesive Construction maintained close communication with the developer throughout the project. As the building progressed on site, the team also stayed in close contact with SCS to ensure the building was in step with their needs. Trent says both SCS as tenant and Classic Developments as the developer are happy with how the project went, with the developer indicating they would like to work with Cohesive again in future. In 2025, Cohesive Group is well-positioned to continue building on their strengths and has upcoming projects across the South Island ranging in value from $800,000 to $18m.
