Carbon Property: Liquid Brands REGIONAL DEVELOPMENT Development management company Carbon Property is providing business owners a way to navigate the complexities of property development. Managing director Ben Lagan specialises in industrial and commercial property development. He has sourced, secured, and delivered more than $600 million worth of developments, and completed property projects for some of Australasia’s largest tenants, landlords, and funds. Aligning outcomes with expectations right from the start of the process, Ben brings the important questions to the table at the right time, ensuring key deliverables can be achieved. He has taken the lead role in a large chunk of the industrial development that’s happened in Canterbury over the last two years. “It’s great to see the commitment from businesses in what has been a challenging property market,” he says. “Our clients are positioning themselves for long-term success. They see that we can deliver transformative development results by applying our knowledge as a single point of contact across the entire development lifecycle. We become the link between their business strategies and their property strategies.” One of Carbon Property’s recent projects for fashion, footwear, and lifestyle brands wholesale distributor Liquid Brands, has not only grown the company’s operational capacity, but firmly placed it in the right strategic position going forward. Liquid Brands owners Darrel and Nigel Ferguson have held the distribution rights for Crocs since 2006, and now represent more than 15 high-quality fashion, footwear, and lifestyle brands from around the world. The growth of their brands and their team meant it was time to move out of their leased premises in Woolston and acquire their own purpose-built facility. Darrel and Nigel gave Ben full rein on the process from concept to completion. Carbon Property meticulously engineered the project financials, sourced development funding, led the designers, engaged the contractor, and managed all of the suppliers to deliver their new premises. “This has enabled Darrel and Nigel to maintain focus on their own operations,” Ben says. “Property development is a full-time role, which often falls to the owner or managers. The process is laden with risk and can consume valuable time that could otherwise be applied to the business.” By using Carbon Property’s development services, clients stay focused on what matters most. Darrel and Nigel placed 100% trust in Ben’s experience and therefore got the full benefit of Carbon Property’s expertise. “There was so much detail, so much red tape and compliance that Ben can navigate as second nature,” says Nigel. “He can pick the path of success and make it happen. Our new facility will certainly lift our profile as a company, and give us a lot more opportunity to pick up more international brands.” Ben helped them set out the site for efficient operations, and designed their building in a way that reflects their business, including a unique office facade inspired by the design cues of the fashion industry Liquid Brands represents.
