There is a future supermarket nearby, plus eateries, park and Rolleston College.” T T to page 52 DEVELOPMENT Titanium Property Development is carving out a distinctive niche with its high-quality house-and-land packages across Rolleston’s most sought-after developments. Established in 2017, the locally owned and operated company aims to build around 150 homes each year. “Owner Lee Paahi started as a bricklayer before moving into property development with his wife Rachael,” says Titanium Property Development project manager Doug Watson. “The transition was natural, given their existing business, Titanium Brick and Block, had already established a strong reputation in the industry.” Doug says what sets Titanium Property Development apart is its commitment to superior specifications, particularly in entry-level homes. “We include features like tiled showers in the ensuite, stone bench tops in the kitchen, and custom joinery in the kitchen and wardrobes as standard,” explains office manager Paula Reay. “These aren’t typically found in homes at this price point.” With a close-knit team of eight staff, Titanium Property Development offers a personal approach. “Our customers deal directly with the people involved in their build, ensuring clear communication throughout the process,” says Doug. The company’s current flagship developments showcase its diverse offering in Rolleston. In the Lemonwood Estate development, it has already completed 39 homes, with the location proving particularly attractive to families. “It’s very close to a primary school, and a pre-school will also be developed. There is a future supermarket nearby, plus eateries, park and Rolleston College,” says Doug. All houses offered by Titanium Property Development in stage one have sold and stage two properties are being snapped up before completion. “People have the opportunity, if they purchase before the home is finished, to add their personal touch such as pick colour in carpet etc. and make small changes,” explains Paula. At Selwyn Meadows, Titanium Property Development is offering house-and-land packages designed for modern living. The homes feature e-glazing for temperature control and pre-wiring for EV chargers. The development’s location, just 400 metres from the new Te Rōhutu Whio Primary School, has proven particularly attractive to families.
