Maungatua Developments T T Russell Fredric DEVELOPMENT Maungatua Developments’ latest project features well-designed, aesthetically pleasing two-bedroom units in a Dunedin suburb that has a lot to offer. Director Mark Fahey says the units are in a quiet location and have a wide appeal, including for young couples, retirees, investors, and for people from northern centres looking for a more affordable lifestyle. Located in Cavell Street, Musselburgh, and comprising five units, the development is centrally located close to shops, parks, schools, beaches, and is a five-minute drive to both Dunedin’s central city and St Clair beach, walking distance to St Kilda beach and a stone’s throw from King’s and Queen’s high schools. Musselburgh is also just a few blocks from access to the new walk/cycleway and the peninsula via Portobello Road. “We don’t just build homes anywhere; our ethos is to ensure that our homes are built within established communities, within close proximity to amenities such as schools, parks, shops, public transport, and community centres,” Mark says. Currently under construction, the 70sqm townhouses will come completely finished and ready for a homeowner or a tenant to simply move into and enjoy. An architectural designer, Mark originally tested the market with two successful townhouse developments in Mosgiel five years ago. “It paved the way for continuing to do projects on the development side. It’s always something that’s interested me, to design and develop my own projects and for a better housing stock was the main reason.” In addition to his passion for quality housing, Mark has the advantage of being able to use his professional knowledge and experience for design input. The second-generation district plan (2GP) subsequently introduced by Dunedin City Council also made it possible to build higher-density multi-unit developments, Mark says. “The goal was to maximise the development potential at Cavell St, but still have really good amenities and good-looking buildings that will appeal to a few different markets.” Each of the single-level homes has a beautiful, modern open-plan kitchen, dining and living area, which flows out to the landscaped courtyard garden, ideal for entertaining. They have fully accessible wet-floor bathrooms adjacent to the generous-sized bedrooms, and custom built-in wardrobe joinery. Quality appliances include a Fisher & Paykel wall oven, ceramic cook top and dishwasher. “It’s quite a large, U-shaped kitchen and breakfast bar and they’ve got raking ceilings over the living area so they are quite open, and have a good-sized bathroom and almost oversize bedrooms. They are not small; they’ve got full built-in joinery for the wardrobes in each room.” The exterior cladding of vertical cedar weatherboards and Rockcoat plaster on cavity and underlay endorses Mark’s focus on quality and good design that sets the units apart. He expects the freehold units to be completed by mid-2025 and go to market with a price point in the mid $600,000 range.
