Perched on a site overlooking Akaroa Harbour, the 123sqm home adapted from the Fraemohs Manapouri design is a modest but luxurious pavilion-style home made from sustainably grown New Zealand timber. Fraemohs Homes’ general manager Stuart Gee says the site had difficult access, so the house shell kitset building materials were helicoptered to the site. “Our customer loved solid timber and they conceived a solid house in a remote location; it sits well in that environment. He liked the ethos of it. He was quite conscientious about the look, that it fitted with the environment and that it has good thermal properties.” The exterior timber is stained in a warm tone, while the interior is a beautifully light from being treated with blonde whitewash, creating a fresh, Scandinavian feel. One of the two-bedroom home’s stand-out features is its spacious lounge, dining and kitchen area with a high cathedral ceiling, exposed beams and full-height windows overlooking the harbour, with a solid-fuel burner in the central wall. The exterior and interior of Fraemohs Homes can be stained or painted to any choice of colour or tone. Some clients choose to have a combination of a stained exterior, and all or some rooms, such as bedrooms, painted. With 100mm-thick solid timber forming the exterior and interior walls, Fraemohs Homes’ interlocking timber construction sits uniquely in the New Zealand building landscape “It’s like a Canadian log house, except it has square sides.” Stuart believes Fraemohs Homes’ constructions are one of the few in New Zealand that are fully thermally modelled. “Because of the solid timber walls, under the new H1 [building] codes we have to demonstrate the house meets the code using thermal modelling. It’s taken us a lot to get there and it’s recognised now by all New Zealand councils. We find that Fraemohs houses exceed the new H1 codes by about 20 to 30%, depending on the location.” Fraemohs Homes are well suited to New Zealand’s varied urban and rural environments, including more remote areas such as Banks Peninsula, where resources or labour is more limited. The homes can be built on-site, supplied as a kitset or transported, and are more labour efficient to build compared to traditional homes. “One of the things which is really useful is you are reducing the number of specialist trades needed, because once you’ve built your wall you don’t have to have a contractor coming in to fix and plaster Gib board.” Although this reduces the labour component, the material cost of a timber home is higher, but Fraemohs Homes is unashamedly proud of the quality and versatility produced from its Kaiapoi factory.
