Titan Homes BUILDING Entering the transportable homes industry in 2022, Dunedin-based building company Titan Homes has spent the past two years refining both the quality of its products and the efficiency of its processes. Now with a new range of sub-60sqm designs currently in development, the company is well-positioned to meet anticipated demand when the proposed granny flat legislation comes into effect in 2026. Titan Homes is an established and experienced building company in Dunedin. Before launching the company, owner Tom Price specialised in building and renovating affordable student housing. Leveraging this expertise, he transitioned into the transportable housing sector, with Titan Homes now delivering modern and affordable fixed and transportable homes across the South Island. “We’ve been refining our processes and procurement strategies over the past couple of years to ensure we can build high-quality homes quickly and at an affordable price,” says Titan Homes South Island manager Andy Hamilton. “We want to provide people with practical and cost-effective housing solutions when they need a new home.” Titan Homes has extensively explored various construction methods to optimise both speed and quality. “We’ve conducted our own research, rigorously testing different materials to ensure durability and efficiency,” Andy says. “We’ve worked with timber framing, steel framing, and prefabricated framing. Currently, we’re using Durapanel from Northland – a 36mm structural panel system pre-cut for windows and electrical fittings, with frames stitched onto the walls. This allows us to erect a house in a single day, which is remarkable. We can break ground on Monday and have the ceilings up and ready for roofing by Wednesday. That kind of speed is almost unheard of.” With the upcoming legislative changes in 2026, Titan Homes is preparing to further enhance its efficiency in delivering homes over 60sqm. The new regulations are expected to introduce fast-tracked building consents and options that may not require council approval, reducing delays for homeowners. “While we have fine-tuned our internal processes, one of the biggest challenges for our clients is the waiting time for council consent. It’s an exciting moment when we have designed a home our clients love, and they’re eager to begin construction. However, the approval process can take months, which can be frustrating. I spend a lot of time reassuring clients that once their consent is granted, things will move very quickly.” Titan Homes’ new range will complement an already extensive selection of fully customisable designs, catering to diverse housing needs. From six-bedroom worker accommodations to compact one-bedroom sleepouts, the company offers flexible solutions for different buyers. “Our sleepouts provide an excellent investment opportunity for landlords seeking to enhance their rental properties,” says Andy. “With one- or two-bedroom options, including a two-bedroom design with a bathroom, these units can be paid off within two to three years based on current market rental rates in Dunedin.
