Citrus Living was started in 2016 by structural engineer Paul Macey, architect Marcus Stufkens, and licensed building practitioner Chris Rowe. Their experience and expertise combined had them feeling they could provide better solutions and better quality for home owners and buyers. Citrus Living has gone on to deliver up to 100 high quality residential units every year, most of them just outside the four avenues of Christchurch’s CBD. “We like to think in terms of quality right from the inception of the concept design, then into the mid and top end of each project,” Marcus says. “We’ve got registered architects doing our design and from day one it is resolved to a higher level. We’ve got quality workmanship and materials, and we put a lot of pride into complete our landscaping and finishing touches.” With considered architecture and quality buildings, Citrus Living offers great value for money properties that will stand the test of time. Every aspect of a property’s interior and exterior is carefully designed and engineered, and quality is never compromised from cladding to kitchen benchtops. Citrus Living carefully selects high-end finishes and building products with longevity and low-maintenance in mind. “We go above and beyond what’s required by the building code, and ensure our sound-proofing is outstanding. All of our are homes built with high-specification inter-tenancy barrier walls which give a sound rating of STC61, as opposed to the STC55 minimum required by the New Zealand Building Code.” Paul, Marcus, and Chris make sure not to over-crowd their developments and include communal outdoor spaces and common areas which help to stimulate interaction and conversation between residents and enhance collaboration amongst each new community through personal connection. As well as being the developer and builder of these projects, Citrus Living also sells every new home, and has so far seen a near 50/50 split of first home buyers and investors. Citrus Living offers buyers a Price Guarantee that the purchase price will not be increased once the contract is signed. “We include a sunset clause in our agreements that provides that if we have not completed the project by a certain date, then either the purchaser or us can cancel the agreement,” Marcus says. “Some developers have used sunset clauses to cancel an agreement and get a higher price from the purchaser or sell to someone else for a higher price. That is not us! Our reputation is everything to us, and that means doing the right thing by our purchasers.” One of Citrus Living’s key selling points is the fact each of its new communities has its own unique touch. Now under construction and due for completion in June, its 18-unit Edinburgh Quarter in Spreydon has a 6m x 6m floor plate for a square building rather than the traditional rectangle. “It is a unique layout for us and we are going to do it again, with building consent granted for a 19-unit development in Shirley near the Palms. “We are always exploring and designing different options, and we’re always learning from our last project and continuously improving.” Citrus Living developments can typically be found in central Christchurch, just outside the four avenues and close to the CBD. Marcus says that is where medium-density housing is best placed, where residents can have walking-distance access to all of the amenities of the CBD. The developer is always in the market for the right size and shape of land in Christchurch city that is zoned for residential townhouse developments. Citrus Living is supported by some exceptional teams of subcontractors and suppliers. Loyalty is key to maintaining these relationships and ensuring Citrus Living has the resources it needs no matter state of the market or economy. “It comes down to loyalty and the work environment we provide. For the past two years with the Covid situation, subcontractors and builders have had the leverage. “But they have always respected us and we have respected them. Now the construction industry is starting to slow up we have to keep the wheel turning and keep them going through the slower times.”
