As the residential area grows it creates more commercial jobs with more and more homes being built. I saw The Cube on Queen as an opportunity for those businesses to locate near to where the work is and to own their own premises.” With a trade background, Simon came to realise that in the vast majority of cases the owners of trade business leased their premises. “Over a period of time the business doesn’t add any value by leasing and I saw this as an opportunity for small to medium sized businesses to get the value from ownership, and add value to their business in the long term. “It will also enable businesses who buy into the Cube to be more efficient because of their proximity to their market. “It is right in the hub of where everything is happening, so they are not having to travel all around the district or from one side of town to the other. “The development also has a shared cycle way connectivity into the residential developments, so people could walk or cycle to The Cube if they worked here.” The Collett Group takes centre stage in the project, managing the whole process, and driving the project, to maintain momentum and control on its delivery. The local team of experts involved include architectural firm Premier Services, Donaldson Civil, Coman Construction, with Staig & Smith undertaking the engineering services, to name a few. “Staig & Smith have done an outstanding job,” says Simon. “This was a very complex and technical project given the sheer density and the amount of services going into this development. Categorised as C1 through to C5, the Cubes start at 45sqm and go right up to 192sqm, with varying configurations, and the option of a mezzanine floor increasing the area by 40%. Price points start from $299,000. Each Cube has a toilet and all except the C1 cubes have kitchenettes and a hot water cylinder. The C1 cubes are more designed for personal storage, and ideal for motorhomes, caravans, boats or maybe restoring a car. Each cube will have car parking at the front, and some cubes will also have their own backyard with hose tap, and a roller door out the back. There is CCTV with number plate recognition throughout the development recording everyone entering or leaving The Cube, providing people with peace of mind. The communal hub forms part of Release 2 and will be landscaped with synthetic grass, and seating in different areas, with the potential for a coffee cart in the future. “The concrete tilt panels are standing for two of the blocks in Release 1,” says Simon. “We expect Release 1 to be completed around October and November this year, ready for purchasers to move in. Over 50% of Release 1 Cubes have been sold, and they were all sold off the plans, with a lot of interest in the others. “A number of the Cubes have been sold to owner/operated trades businesses, on-line businesses needing a base to store product, a baker has bought a Cube, and two have been sold to store motorhomes. “There are some very interesting businesses that have expressed strong interest. A couple of Cubes have been bought as investments and will be leased to other businesses. Release 2 and 3 will proceed progressively. We see this as a five-year project.”
