Addington’s industrial heritage is getting dusted off and taken to a whole new level this year as the next exciting phase of the Wood’s Mill redevelopment nears completion. A massive old grain store adjacent to Wood’s Mill has been strengthened and repurposed as a landmark amenity for the city, combining residential, hospitality and entertainment in one. The original Wood’s Mill building first began operating as a flour mill in 1892. Saved and restored in the years following the 2011 earthquakes, the landmark brick building is today home to a music school (SOLE Music Academy), coworking space (Millworks), an architectural practice and the offices of Michael King, the visionary structural engineer and driving force behind this entire project. He is excited about what’s coming in 2024 now that the transformation of the mill’s former grain store – spanning some 4000sqm – is almost finished. “For this unique project, I assembled an experienced team that I knew I could rely on to think outside the square,” says Michael, who is Director of Centraus Structural Consulting. “Over the past year, we have been working to put in 17 apartments, a theatre and some restaurants; we should be finished around July 2024. There is also an outdoor stage between the two buildings.” Most of the apartments – situated at the rear of the grain store building - have sold, with only a handful remaining at time of writing (listed with Harcourts Holmwood Realty New Zealand). The Addington location, close to the central city, is ideal, with the added bonus that these modern apartments also come with unique industrial chic style. “Instead of typical rectangular windows, we have put in long, tall, skinny windows to complement the brick and to let in lots of light. All the apartments have balcony decks. We put in big plate glass sliding doors to the deck on the top floor to extend living space and enjoy the views. The apartments have been acoustically engineered as well to ensure they are nice and quiet inside.” On the building’s ground floor are a number of small boutique restaurants with two-person kitchens, complemented by a central drinks station. “We want to hear from interested people with unique, fun ideas for these food truck sized kitchens, [email: michael.king@centraus. co.nz]. “We’re trying to make it cost effective for prospective operators so they can easily get set up and start making a profit straight away.” One of the restaurant spaces has been earmarked as a resource for culinary students as well as guest chefs wanting to try out something new. Also coming to the site is a three-level, 1200sqm theatre that can accommodate table seating out front. “It will be perfect for TED talks, concerts, or community theatrical shows and events. We’re aiming for a soft opening in July.” Michael loves the mixed use functionality of the Wood’s Mill site and invites Christchurch people to fully explore what’s available too. For example, three big conference rooms in the site’s main tower are used by office workers by day but could be booked as a venue for private dinner parties after hours. “I hear from so many people who have memories of these buildings from the past. I’m looking forward to everybody coming here so we can create new memories together. 6 | REGIONAL DEVELOPMENT Earnscleugh Castle Ltd T T Kim Newth Earnscleugh restoration in full swing When Central Otago farmer Stephen Spain commissioned architect Edmund Anscombe, a prominent architect of the day, to design a grand homestead on Earnscleugh Station in 1919, he could not have known that the Great Depression would soon wipe out much of his wealth. The change in fortune meant that he ran out of funds to complete the station homestead that came to be known as ‘Spain’s Folly’. Instead, that job has been taken on by Marco Creemers and Ryan Sanders, who purchased what is now known as Earnscleugh Castle on a 30-acre block in 2022. Taking on a category one heritage listed treasure like this is not for the faint hearted, but Ryan and Marco went into it with their eyes open and well-equipped for the challenge. Both are experienced corporate leaders with a flair for problem solving. Marco worked as General Manager of Samson Corporation for 33 years while Ryan is well-known as the founder of Haka Tourism Group. Wanaka is their favourite winter playground. Long before embarking on their restoration adventure, they had long dreamed of owning ‘a place in the country’ near Wanaka and its ski resorts. After years of looking, they’d almost given up on that dream but then came the TradeMe listing that changed everything. “One of Ryan’s managers spotted Earnscleugh Castle and passed it on to us,” says Marco. “It was exactly what we’d been looking for – an old homestead surrounded by big mature trees. We fell in love with it.” Earnscleugh Castle was originally designed as a 21-room mansion, with servants’ quarters, stables and a coach house. It is a lavish Jacobean-Elizabethan mash up with a red brick façade. The original plan included a white plastered façade but that never got done once the money ran out in the 1920s. “That whole hearing process and approval and consenting put us a year behind, but we’re now powering ahead and are in the throes of looking for a plastering contractor to do the façade.” T T to page 8 Marco and Ryan’s plan to complete the original design with full plastered façade almost came unstuck after the Central Otago District Council required a notified resource consent, even though Heritage New Zealand Pouhere Taonga (HNZPT) had accepted their proposal Marco says choosing the plastered façade option was a no brainer as it not only fulfils Anscombe’s vision but also provides the least intrusive solution for earthquake strengthening, protects the brick façade and effectively makes the house weather tight. Consent was finally granted last July. “That whole hearing process and approval and consenting put us a year behind, but we’re now powering ahead and are in the throes of looking for a plastering contractor to do the façade. T T from page 6 Earnscleugh Castle Ltd REGIONAL DEVELOPMENT The couple have already completed an eight-month long renovation and luxury fit-out of the Earnscleugh Castle Coach House, which opened last November as Air BnB accommodation. Works required included re-piling, fixing a collapsing side wall, earthquake strengthening and installing all new plumbing and wiring. With Clyde just a five-minute drive away and with free transfers offered to bike hire stores in Clyde if required, the coach house has been serving as a convenient and stylish base for adventures in Central Otago over the summer season, (and is available for bookings through to the end April). Big changes are now underway in the main castle building, with the number of bedrooms inside being reduced from 10 to seven to make room for new ensuites. The former servants quarters – downstairs in the west wing – are being transformed into a new kitchen and open plan living area that will open onto the home’s swimming pool. As well, a grand lobby with sweeping staircase, is being created. An upstairs bathroom that formerly hung down into that space is being removed to open up the volume. Once completed, it will make a real statement. “We have sourced a huge antique chandelier from England, weighing 250kg, that will hang from a beam in that void above the stairs.” The castle’s new fully insulated ‘warm’ roof was completed in February and underfloor insulation also went in over a two-week period. Marco says these changes are already transforming the feel of the building, making it much drier and warmer inside. Assisting Marco and Ryan are a host of local contractors including builder PD Builders, Wedgerwood Joinery and local electricians and plumbers. “We’ve found that local people are keen to come and work on it. As projects go, it’s a little different and Earnscleugh Castle is a real Central Otago landmark.” The couple have been contacted by all three families that have lived at the castle through the years and they have kindly given access to their records and photos of the house and of the original owner, designer, and garden designer (Alfred Buxton). Earnscleugh Castle has been privately held for its whole life but once completed, guests will have an opportunity to experience this incredible heritage landmark for themselves. 10 | REGIONAL DEVELOPMENT Dolomite Point Development T T Kim Newth Experience Centre prepares to open The new centre has a striking green (living) roof. “The opening of the Experience Centre will be a massive moment for Ngāti Waewae and it’s a big step forward in terms of partnership.” Visitors to Punakaiki are in for a treat this winter with the opening of a new Experience Centre that celebrates the area’s unique stories and people, geology, wildlife and cultural heritage. The spectacular new centre, which is a key part of the Department of Conservation’s Dolomite Point Redevelopment Project, re-establishes a cultural footprint for Te Rūnanga o Ngāti Waewae, who will own and operate it. With DOC’s visitor centre also housed in the building, the new 800sqm facility will serve as a discovery gateway to the Paparoa National Park. “We will start the commissioning phase in late April, followed by the official opening in June,” says DOC project manager Phil Rossiter. “Many other parts of the project are already completed, including pedestrian path upgrades, highway upgrades, car parking, and water and power supply that are essential to the centre’s operation.” Home to the Pancake Rocks, Punakaiki is a key anchor for West Coast tourism. The redevelopment was sparked by a massive increase in visitors to the Pancake Rocks between 2008 and 2018, which put existing dated facilities under real pressure. A concept plan was finalised in October 2018, with construction starting in 2022. With only finishing touches left to go on the new Experience Centre, lead contractor Naylor Love is also nearing completion on another key element - a more than 300sqm multi-media exhibition centre at the site’s rear. Their team will soon handover to Wellington’s Gibson Group for fit-out of the exhibition space, due to be done by the end of the year. Phil has acknowledged the huge contribution of the Naylor Love team and praises their careful and considered approach on minimising environmental impact. “From the outset, DOC emphasised the importance of environmental protection at the site. Naylor Love’s site management and attention to detail has been exemplary, down to individual tree protection for nīkau palms. I think what people will find really striking is the centre’s undisturbed forest setting and how the new Experience Centre sits within it. The new centre has a striking green (living) roof featuring more than a dozen local species – all locally sourced and carefully prepared by Conservation Volunteers NZ. A living green roof is also planned for the multi-media exhibition centre, meaning over 11,000 plants will populate the roof of the various buildings. Phil says the new Experience Centre will help restore mana for Ngāti Waewae, providing a landmark platform for sharing of stories and heritage. For visitors, the centre will be a place to learn, engage and connect with the area and its people in a way that has not been possible before. “By rebuilding storytelling and engagement here, we will be creating a really authentic and rich experience for our visitors. “The opening of the Experience Centre will be a massive moment for Ngāti Waewae and it’s a big step forward in terms of partnership.” Once open, visitors will find much to admire in the building’s beautiful raking ceilings and open, light layout. DOC and Ngāti Waewae will share the space with their various operations seamlessly integrated. A link bridge will connect the visitor Experience Centre with the multi-media Exhibition space, offering a light and sound experience flowing through various zones that will bring to life all that’s special about the area. The site also connects visitors to shared local tracks, inviting exploration by foot or cycle. Funding for the $41m redevelopment has come via the Provincial Growth Fund and DOC, supplemented by a Government top-up in 2023 to address cost Covid-induced escalations during the project. “As anyone who has been in the construction industry and trying to do big projects through Covid knows, the challenges have been unprecedented. “DOC has had to stage the project because of rising costs, but I’m proud and grateful that we managed to keep going. For its targeted efforts towards business excellence in customer experience and environmental sustainability, Wrights Drycleaners & Apparelmaster made it to the finals of the Ashburton’s ANZ Business of the Year awards and was highly commended in the Excellence in Environmental Sustainability category. The Ashburton District has a strong, sharp, and often high achieving local business community which works hard to support its people and its economy. On February 23 the best of these were celebrated at a sold-out gala dinner at the superhangar of the Ashburton Aviation Museum. “We were up against some tough competition,” says Wrights Drycleaners & Apparelmaster managing director Stuart Cross. “Some of the other entrants were also our customers, including the Supreme Award winner Ōpuke Thermal Pools & Spa.” With five different service lines, drycleaning, industrial laundry, food industry laundry, aged care laundry, and Linenmaster towel and linen rental, Wrights Drycleaners & Apparelmaster’s excellence in customer experience extends to its own customers and also their customers. “The experience is all about us making sure we are delivering on time and that what we are delivering is high quality,” Stuart says. “A crisp bed and a soft towel is all part of the package our customers are providing for theirs, just as a clean, smart, and professionally laundered technician’s uniform is also part of their customer experience.” Wrights Drycleaners & Apparelmaster has provided high quality product on time around Ashburton and Mid Canterbury for the past 75 years, and for the past 14 years has been working as hard on business sustainability. In 2010, the Apparelmaster group joined environmental monitoring and reporting programme Instep, and started setting and achieving emissions reduction targets. “As a group we were early adopters of sustainability measures, and Apparelmaster itself becomes quite competitive as we benchmark our achievements against each other. Fluorescent lighting was replaced by the latest LED light fittings, and the concrete panels were painted white to naturally reflect light. The capacity for laundry was doubled and so was the capacity for reuse water, with Wrights Drycleaners & Apparelmaster capturing the final rinses which are virtually clean and using these as pre-wash to lower overall water use. Water is now heated via steam from the clothes dryers, returning it to the boiler makeup tank where two heat exchangers remove the heat from the steam and use it to heat the water. Six new Kannagiser dryers with the latest technology out of Germany reuse 80% of their heat and work faster than traditional dryers, significantly reducing their energy consumption and further lowering Wrights Drycleaners & Apparelmaster’s CO2 emissions. Excellence in customer experience and environmental sustainability is a whole team effort for the 30 staff at Wrights Drycleaners & Apparelmaster and even though the business has some customers for life, this is never taken for granted. “It’s about delivering on time, doing things right, and helping our customers to provide a professional and exceptional experience for their own customers. DETA are experts in energy efficiency and sustainability, working with businesses across New Zealand and Australasia, to reduce carbon footprints and improve sustainability benchmarks. As energy management engineers, and sustainability experts, their primary goal revolves around optimising business operations, implementing energy improvement projects into existing sites and devising innovative process improvements for savings in cost and resources. Over a span of nine years, DETA has evolved from a modest team of three into a force of 60 spread across four key locations: Christchurch, Wellington, Tauranga and the Sunshine Coast. The core mission of DETA is ambitious yet achievable – remove 2 million tonnes of CO2 emissions from the business supply chain by 2030. Their dedication to the cause has garnered recognition – being named as finalists in the 2023 Sustainable Business Network Awards in the Climate Action Leader category. While the award eluded them this time, the acknowledgement affirms the collective importance of striving for carbon neutrality, says DETA co-director and manager of business development and strategy, Jeff Smit. “The other finalists came from a broad range of sectors, all impacting their individual industries in a positive way. “As the only consulting firm to be nominated for this award, it shows recognition that there is a huge opportunity for collaboration in the quest for reaching net-zero.” Despite challenges such as the abolition of government grants including the Government Investment in Decarbonisation in Industry Fund (GIDI) the impetus for decarbonisation remains strong, particularly in international markets like the EU, which New Zealand heavily relies on for exports. ”Our free trade deal with the EU states its expectations of our exporters to act on reducing carbon emissions. Many of these exporters are taking action to continue their ability to access those markets.” DETA is actively engaged in aiding businesses to optimise their operations with a clear lens on energy and sustainability. This might be developing and executing energy management audits and plans, process optimisation, decarbonisation roadmaps, water and wastewater reduction strategies, or advising on corporate sustainability strategy” says Jeff. “The difference with DETA is we have the expertise to also support the client through the implementation of a plan, and we do this through our project teams and partnerships with suppliers and contractors who make the reality happen.” DETA has already left a significant imprint on the sustainability targets of several large New Zealand industries including meat processors like ANZCO Foods, Timaru Hospital, and Venues Otautahi. “At ANZCO we facilitated greater energy efficiencies by redesigning and retrofitting heat recovery plants, recovering free heat from the refrigeration system which is then boosted to produce hot water they can use throughout the plant.” DETA helped Timaru Hospital (South Canterbury DHB) eliminate its reliance on coal fired boilers, installing air-source heat pumps, which future proofed the hospital with more efficient heating and hot water systems and nil reliance on coal. “For Venues Otautahi we completed a multi-site sustainability roadmap that addresses carbon and waste reduction, energy efficiency gains and improved supply chain engagement.” With new climate reporting requirements set to impact 200 companies across New Zealand from October this year, DETA’s services are poised to witness increased demand. “As larger businesses start reporting on their emissions, particularly with new reporting standards coming into effect – there will be pressure on SMEs to react, respond and reduce their emissions because they may be directly impacting the emissions of the larger business. “In our experience, the place to start is looking at what you have and working on efficiency first.
