Luxmore Developments REGIONAL DEVELOPMENT A new subdivision will see Te Anau thrive as one of New Zealand’s last ‘secret’ lakeside gems, according to property developer Kim Hollows. Kim, who has been developing land in Te Anau for 20 years under the name Luxmore Developments, is the driving force behind a new subdivision in the town that boasts both industrial and residential sections. “When the Fiordland Community Boardowned land came up for sale, I believed the land needed to be developed to grow our town,” Kim says. “The last time industrial land was available in Te Anau was the Snodgrass Rd development in 2004, so it is long overdue. “We need commercial and industrial spaces to grow the town; without them, the town will stifle and wither on the vine.” The subdivision consists of 32 industrial/ commercial sections, ranging in size from 400m2 to 1600m2. This stage of the development is well under construction, with 20 sections already secured. Kim, who founded Fiordland Helicopters, says they are pleased with the uptake in interest on the industrial sections. “Many were lodged off the plan without even real estate agents getting involved,” he says. In terms of buyers, there have been a few local Te Anau businesses wanting to expand their premises, or own their own properties, as well as out-of-towners wanting to relocate to Te Anau, including a trailer maker relocating from Invercargill.” With road curbing being completed in March, Kim says all going well the industrial titles will be released in mid-winter 2024. The residential development, separated from the industrial area by a council reserve, consists of 90 allotments with an average size of 600m2. The subdivision is located in central Te Anau, within walking distance of the town centre and schools. “Te Anau is one of the last places in New Zealand to offer affordable properties on a lake edge,” Kim says. “The town is getting bigger, and we need more people, more houses and more workers.” He says they are “getting through” despite the accommodation supply shortage in Te Anau, but the town was still in desperate need of more rental properties. The town’s rental shortage is due in part to a large number of Air BnB properties, accommodating the region’s many tourists. Kim says the subdivision, project managed by Boyd Wilson of Bonisch NZ, will bring many benefits to the region. “We need the larger industrial/commercial spaces for any number of businesses - whether it’s a new gym, or office space, or anything, really,” he says. “It all leads to employment in the town.” Luxmore Developments recently developed Fiordland Estate, a fully sold-up 118-section subdivision in Te Anau that demonstrated just how much demand there was for expansion in the town.
