The easiest way to build will be to the building plans already approved in the resource consents for each site, which goes to the extent of requiring certain external colour schemes and exterior cladding. Alternatively purchasers may elect to seek a consent variation to allow them to change what is consented for their site. As part of the consent requirements, a site consented for nine homes has been allocated to the Queenstown Lakes Community Housing Trust, which provides support to Queenstown residents seeking an affordable home. The trust will take possession of the serviced site at no cost. The trust aims to shape Queenstown’s future by creating more affordable housing for those in need. “I bought it knowing that agreement was already in place. It allowed the development to be consented to a density that would otherwise struggle to get consented, to help alleviate Queenstown’s housing shortage,” Mark says. Mark has managed infrastructure and land development projects throughout the South Island for more than 20 years. His business, Procon, delivers project management and contract delivery solutions to other clients such as Infinity Investments Ltd and NZTA (Waka Kotahi), mainly focused on civil engineering and infrastructure rather than building projects. Procon manages the Ravenswood project in North Canterbury, which has delivered about 1200 residential lots to the market in the past five years. Mark is also the development manager for Shannon Farm, which is home to about 150 lifestyle lots on the hills above Cromwell.
