DEVELOPMENT South Projects: Tomes Rd Townhouses South Projects Ltd might be a smaller property development company, but business is ramping up and the sky is the limit. Owned and operated by brothers Josh and Mitch King, the Christchurch-based company has quite the portfolio of townhouse developments behind it, with plenty more in the pipeline. South Projects Ltd is focused on providing high quality developments for first home buyers, families, and investors. “To put it simply, we build houses for people that need them,” Josh King says. Josh says the pair built their first spec home at age 18, and 2.5 years ago left their jobs to go into property development fulltime. They have developed townhouses throughout central Christchurch, including properties on Plunket Street, Winton Street, Milton Street, Simeon Street, Wakeman Way and Hills Road. “Developing townhouses is what we really enjoy doing,” Josh says. “You can build more on a site, and sell to people such as investors and first home buyers. “They are central to the heart of Christchurch, close to amenities, and provide the work-life balance that people are searching for. I firmly believe in building up in a city, not out. With the housing crisis, we are still not building enough houses.” Josh says he and Mitch choose the development sites and build the projects to what they find pleasing; a building style they would be proud to drive past and call their own. “Pretty much all of the sites we buy have houses on them,” he says. “Around 80% are relocated, and the rest are demolished, if they are beyond repair.” Josh says they use the same architect for all their developments – Figure and Ground – and they do an amazing job. “We also use Alex Loye at Tetrad Consulting for our engineering solutions,” he says. Their latest development is a little more close to ‘home’ – two houses on Tomes Rd, St Albans, that will become the brothers’ homes. The development includes two stand-alone houses, each on 420sqm. House one has four bedrooms and three bathrooms, and house two has three bedrooms and three bathrooms. With cedar and architectural skinny brick cladding, the homes are a more high-end design than previous builds. The development is due to be completed by early June 2024. “I firmly believe in building up in a city, not out. With the housing crisis, we are still not building enough houses.” Although they will be living in the Tomes Rd houses, Josh says there is a possibility that they will open up the homes for viewing to help clients visualise similar future developments. While the pair are planning on continuing to build townhouses, they would also like to start building high-end homes as well; they completed an architectural build in 2019 on Dale Street which was very rewarding. “We are just small developers but we are starting to ramp up,” Josh says. “We have no overheads, unlike the bigger guys; we are in a niche market but pack a punch to deliver high quality homes. “We strive to ensure that every single investor and first home buyer has a smooth and uncomplicated transition into their new home.” KAIAPOI KAIAPOI'S LOCAL BUILDING SUPPLY STORE Right products, right advice.
