BUILDING Whether building a bach, a family home or a grand design, J B Allan Builders has proven its versatility and commitment to its clients during the past eight years. The Motueka-based business employs four builders and is owned by Jamie Allen whose wide experience includes high-end architectural builds. The geographical nature of the region, including parts that are isolated from road access are part of the challenge presented by some builds J B Allan have completed, while for others, house and land packages provide the easy option of moving in after all the hard work is done. One challenging project involved constructing a 140 square metre bach in Awaroa Bay overlooking Tasman Bay, northwest of Motueka. Although the bach is a simple design, it was a completely different scenario for transportation to the site, which does not have electricity, and what would normally be a simple build demanded considerable logistical planning, Jamie says. “There’s no road access there so everything has to come in by boat and manhandled; it was a big project.” Materials were loaded onto a barge at Kaiteriteri, a short distance from Motueka, with each trip taking about an-hour-and-a half, and having to work with the tides to navigate the Awaroa Bay inlet at high tide. “That was a lot of hard work.” The bach was built for Auckland clients who were wanting an easy maintenance, solar powered retreat with the comforts of home. The exterior is clad in Shadowclad grooved plywood, while the interior is also lined with plywood because it did not require the additional cost of gib stopping and painting. The bach took about three months more than if it was built on an accessible site. “The initial build was probably about eight months, but work has been ongoing with the addition of decks and sheds.” The result is a classic Kiwi bach that offers “pretty amazing views” of the bay and beyond, that the owners will hopefully get to enjoy for decades to come. A generous 254 square metres, the house is sited in Wakanini Place in the picturesque Tasman hamlet of Mapua. The stack bond pattern places each brick directly above or below the other in a vertical line rather than being offset which in, grey with dark mortar, creates a crisp, modern aesthetic which contrasts nicely with the warmth of the vertical Truwood. Featuring four bedrooms, it will be heated with a ducted heat pump system that provides comfortable, efficient, cost effective near silent heating and cooling year round in each room. The fully electric kitchen is minimalistic, but is complemented by a walk-in pantry which follows a modern trend in kitchen design, Jamie says. The kitchen, dining area and lounge are open plan, but the lounge has double sliding doors to create a separate space when needed. Mapua offers a laid-back lifestyle for families, couples, retirees and holiday makers in the reliable Marlborough climate while Wakanini Place is close to a Four Square, a café and eateries, a primary school and the waterfront and is just a 15 minute drive to Richmond and about 30 minutes to Nelson. Last year J B Allan collaborated in building a contemporary two-level bach built in Ligar Bay adjacent to Abel Tasman National Park. The project was featured on Grand Designs in October last year and was built for Perthbased restaurateurs Mark and Liz Ahern. Mark was a former building apprentice who Jamie was a foreman to when the pair worked for another company. Built on a very challenging steep site, the bach comprises a rectangular villa with linked pods built above and behind it separately on their own site. Construction required considerable ground work, retaining walls and structural steel which was also required to accommodate the large floor to ceiling glazing units which provide unbroken views. Both the exterior and interior have many special design features, with timber adding significantly to the look and feel of the bach.
