Once complete, the site will be home to five units, each measuring 76m2 in size, plus decks, not only providing much needed housing, but also bringing a transformation to the site. Todd Ford Builder, the main contractor behind the development, plans to have the project completed by early May. Adam said, as of early February, one had sold, thanks to Rob Bevin, of Bayleys. Company owner/director Todd Ford said such developments are a great way to maximise available space, while often providing an upgrade to the land being built on. “They take an older run down house with a large section and turn them into affordable housing and give people the chance at owning a brand new house that is very low maintenance,” he said. There are also many other benefits to multi-unit living. It can be a more affordable way to get on the property ladder, the dwellings “look smart”, are in demand and tick all the boxes for people wanting something smaller than your average house. While Todd has a strong passion for building new homes, he also loves renovating older houses, transforming them back to their former glory. “So, yes, I like the units, but as long as we don’t lose too many of the character houses in the city.” Todd is also keen to see more subdivisions made available so Dunedin can grow out, rather than just up. “Personally, I still prefer a home with some land, but that’s not everyone’s dream.” The past 12 months have been the busiest for Todd since launching his business in 2018. His team have had a variety of jobs from new builds, renovations, extensions, plus the odd bathroom and kitchen project, and the coming months look set to be just as busy as ever. Todd has a team of eight who keep three large sites running at once and two smaller projects each month. Also helping to keep the operations running seamlessly is Todd’s fiance, Kirsty Grant, who looks after the administration side of the business. “As long as we’ve got enough work coming in, we’ll keep looking to grow. We’ve got a great team of builders and apprentices and enjoy being able to provide them with work.” He said having a wide variety of work available and a great team of sub-contractors to work alongside has been an added bonus. Todd established the business in 2018, with the aim of creating a company that represented a standard of building that he believes every builder should have. “Our honest and approachable ethic has gone from strength to strength,” he said.
