The development management firm has, according to company founder and managing director Ben Lagan, secured half a dozen high-profile projects in the last two years, which are either completed or underway. “It’s been a pretty quiet market, but we’ve been working on most of the big industrial projects going on at the moment,” explains Ben. “The market is on the improve for industrial property and we are here to be at the forefront.” Carbon Property’s portfolio includes the recently completed distribution centre for Liquid Brands and Rinnai NZ/Central Heating New Zealand in Islington, as well as PSP’s new facility in Sockburn and Daikin’s new 8500sqm South Island distribution centre in Hornby. Designed as a flagship for sustainability, operations and training, Daikin Park Christchurch features industry-leading HVAC systems, a 100kW solar system, energy-efficient plumbing, low VOC environmentally friendly paints and sealants, end-of-trip facilities for cyclists, EV charging stations, and rainwater harvesting. The project involves a partnership between Carbon Property, Daikin NZ, private property fund Epoch Property, and global real estate company Savills. Carbon Property and Epoch Property won preferred developer/landlord status through the competitive tender process, using its expertise to structure the legal, commercial positioning, prepare the preliminary design package, and lead the negotiation of the pre-project discussions. “Feedback from Epoch Property is that it’s been good to have a single point of contact for the project delivery and execution. “For Daikin, it’s having a decade’s worth of experience dealing with global tenants. We understand their needs and requirements,” explains Ben. With over 10 years of industry experience specialising in property development for the industrial and commercial markets, Ben brings significant expertise to the transaction. “The goal was to bring all parties along the pre-project negotiations, while folding Daikin NZ’s business requirements into a property solution that appealed to long-term landlord, Epoch Property.
